Smile Duplex house in Sembakkam(Tambaram)

Hi,

My Friend is planning to buy a Duplex House(3BHK) house in Sembakkam.The House is exactly 1 KM from the main road(Tambaram - Velachery Road).Here are the specifications:

Ground Area - 985 Sq.ft
Built-Up Area - 1450 Sq.ft
(Independent House with its own compound)

Builder is quoting 39 Lakhs(Including everything - Registration,EB etc..).It is working out to Rs.2600/Sq.ft.

Is it a good deal?If not what will be the best price for this?Please provide your inputs.

better wait for 6 months to get even better deal....and decide after that

Hi Krajagop,
This area is Kamarajapuram in Sembakkam. The house is located about a km inside from the Tambaram-Velachery main road and about 3-4 kms from the Hasthinapuram busstand (from the other side). The sq. ft rate actually comes to about Rs. 2800/ sq. ft. (Total cost including EB, water, registration, etc divided by total build up area). Currently, it looks like there is no scope for further reduction in rates. The area looks a little semi-urban/rural like with modest approach roads. I am thinking on the lines of appreciation in future because of its proximity to Tambaram railway station. Pls. advice.
