I would like to know the FSI rules for the non processing area in an IT/ITES SEZ on the Old Mahabalipuram Road. It appears 3.75 FSI is permitted for SEZ area.

The rules regarding non processing areas of IT SEZ are still nebulous. If it is only 10 hectares, you have to leave 1 hectare for OSR and building non processing areas can max be 10% as part of the buildings (like cafetria, gym, banks, food courts, shops, serviced apartments etc). For bigger projects say 100 hectares or 1000 hectares, you may get upto 40% as non procesing area. But getting the FSI and transferring the FSI will be governed by the existing DCR and so achieving 3.75 is very difficult. If you want more details, please contact me personally. |

I would like to know is Ground Space Regulations is applicable for SIPCOT?
