Hello friends,
We are planning to buy a flat around 700 to 800 sq ft in chennai. 1) We saw a house in postal colony 3 rd street,west mambalam.(near ashok pillar). the flat is 10 years old.ground floor. Price quoted was Rs 4850/sqft. is it worth it? 2) What is price in mettupalayam area (Near govidan road) for a new flat. 3) I am completely new to this. hence i am extremely nervous about this since this involves huge money. I am not sure if the price quoted is nominal.Can somebody help me in providing the things to do ,checklist sort of thing,guidelines (like checking the CDMA approval of the flat,construction of the flat) before buying a house.It would be extremely helpful. Thanks in advance. |

And how do we get to know the guideline prices..Flat owners tend to quote exorbitant prices. Thanks in advance

As i always say, try to bargain... to tell you the truth, it is easy to set a price for a BRAND NEW FLAT in that region roughly around 5200 - 5700/ft... I have a feel that the owner is charging the price eq to a new flat (looks to me as a GREEDY ONE)....that too it is 700 -800 sq/ft.. which sis not a lot... Good luck. |

New flat in that area is in the range of 550 rs/sq ft upto 6000 depending upon other factors like good bilder, premium quality, CCP etc.
4850 rs /sq ft is probably the kind of quote you get. so you re not being over quoted. But it is another matter whether it is worth that much. this depends on how you view the market. does it have OCP or CCP, does the apt have lift, how many flats in the apt etc. re documents to check there is another post about resale flats and member nabishek has posted some good points. please check this link. http://www.indianrealestateforum.com...lats-6177.html |

Dear friend,
4850/- per sq.ft is way too high for a second hand flat.. though it is in Mambalam ! West Mambalam has perennial water shortage.. check it out ! Moreover it is also very congested ! No idea about mettupalayam area ! where is it located ? |

Mettupalayam Govindan road is a lousy place to live in, though it claims to be close to west mambalam. If it is postal colony any of the streets(1 to 4) it is worth it. But not Govindan road.....
