In our scriptures there are instructions how to frame a question ! Your question is example of how a question should be framed ! I am surprised how you have asked so much in one question ! LOL !
Pricing of real estate is one of the biggest question looking at the face of the purchaser and realtor !It is based on the market condition which not only focusses what is the demand in chennai market but also how Andhra market is faring.
There has been a boom in projects in Vandalur-kelambakkam stretch due to poor market in Andhra due to Telangana problem (which has become like gas trouble which recurs periodically.)Due to the boom in such residential projects, the demand for land has shot up. Instead of investing in flats people beleive in investing in land which is will surely go up in this speculative market. So the agents working in this area will keep jacking the price according to the interest of the purchaser and also greed of the agent. There are hardly any direct seller and purchaser deal. Any shopkeeper, cow or sheep grazer is an agent and sub-agent.
Today I spoke to an acquaintance in Vandalur and he says the price of land in even slightly interior stretch of Vandalur kelambakkam road has shot up to Rs.1000-1200 per sqft for DTCP approved plots and 550-650 for unapproved plots. Thanks
