I strongly advise you not to buy a flat with Jain Housing. For the following reasons.
1) Poor construction quality: Jain's construction is one of the worst I've ever seen in my life. I've got my flat only 6 months back it looks as old as a 10 year flat. Not only that... One rainy season will show you the quality of construction... You can find water seapage atleast in 5 places in your house... For all that Jain Housing will not reply anything... They'll simply keep quiet... and they refuse to help you out in resolving your problem. 2) Not Fulfilling the promise: Jains won't fulfill what is promised to the customers. When they do the marketing I met a guy called Ramanaraj ("Currently working for DLF") who spoke as if Jains is one of the best in fulfilling the promises and he told that the construction will be as per the given plans and as per the CDs provided to us. But we've noticed major deviation between the plans that was given to us and the actual construction. The outer elevation itself is different from the plan that was given and it is different from one block to another. In some flats the dimensions between the rooms are entirely different from the actual plan. 3) Poor Customer Service: We've approched the customer service many times to address our problems. But they'll simply remain silent without responding to the concerns raised. Some have replied, you are not the only clients for us and "Sudharsana" is not the only site for Jains. 4) Delay in Handing over the flat: You can expect a delay of atleast 1 year for getting your flat handed over to you. The agreement will say that the builder has to pay compensation if there is delay in completion of the project. But they'll say that the building cost has raised so much that they cannot avoid this delay and the customer has to live with that. You need to chase them everyday to get things done. Some flat owners are forced to sign the papers even without completing the pending work. This has become a regular practice of Jain Housing. They'll call the flat owner for a inspection with only 75% of the flat got completed. The flat owner has to fill a report saying that these are all the pending work to be completed. This pending work will remain pending for years, until the flat owner comes to a stage to move into the flat irrespective of whether the flat is completed or not. Before you move in, they'll ask you to sign a completion certificate saying that the inspection was done and the owner is satisfied with the construction... There are much more like this. You can visit the projects like Jains sudharsana, Jains Abishek, Jains Green Acres and meet the members in the association to know it by yourself. These are all the recent projects completed by Jain Housing so this will show the actual picture of what this builder is upto. |

I am also posting my experience with this builder so that people know what these guys are upto. I had purchased one of the flat in Jain housing in 2006. It was supposed to be handed over sometime in 2008. But only got the handover recently. After nearly two years of delay, they refuse to give any compensation for delay though it is in the agreement. And the quality of construction is pathetic. Never received any communication from the regarding the flat status except the prompt payment reminders. The customer service is worst since getting any response from them is difficult. Their only aim is to suck the customer blood it seems. Beware of this guys.

Ladies and Gentlemen of this forum,
Good morning to you all. I am one of the silent listener of this forum for the last one year or so. I keep hearing from customers who had bad experience with one builder or other. But, let us sit back and think about what we as customers can do together to teach these builders a lesson,so that, they keep up their promises. Gentlemen, as long as we lump these incidence as fate accompli! there is not going to be any improvement whatsoever. Let us create groups of each project and take charge of these builders from the beginning so that such precarious situations do not arise. Comeon guys it is time to act and era of post mortem is over ! Experienced members of this forum can discuss modalities to be formulated to fight against this builders ! warm regards ganesan |

I have just bought a flat at Green Acres and this looks like a great project. Although here was a few week delay in completion but these people answered my call every time i called to ask for the status. I've been staying here and the quality is quite good.. plus wen i enquired about them i found out that they have completed more than 150 projects and the customer reviews were quite good! I am surprised with your review!

Understand the top floor of the apartment constructed by the builder in Crescent Avenue Road, Gandhinagar, Adyar (Opposite to Kumararani College) was offered only to cash parties since it was not there in the approved plan. The building started developing cracks within an year (It should be around 8-9 years old now)

Jains have lot of unapproved flats in their projects. I remember even in their vadapalani /opposite valluvar kottam project, they had some top floor unapproved flats for sale
