Default land price near surapet and madhavaram

Hi,
I am planning to invest in land near surapet (rasi nagar-unapproved) back to velamal eng college and also one near madhavaram joseph garden housing sector(OSRC approved).Can any body post an approximate value in both these places.
Also can I buy un approved land and build an house ( I am not bothered about geting an loan - is this the only problem if we buy unapproved land).

Please tell me what is your quote and what area Sq Ft and status of the land(approved ,unapproved etc). I dont have any idea about what is the price here.

Can any body give an approximate figure of the costs of land in madhavaram ringroad sector(joseph garden) and rasi nagar behind velamal eng college

I was told it is an approved commercial plot just behind vellammal eng college and just 500m from the main road and also in and around well developed flats and houses. The expected value around 30 lakhs but negotiable

Default Plot rates on Madhavaram

I find lot of clarifications/feedbacks to post for places that are too far and not well recognised by people (chennai mates). But Madhavaram which is a known place not too far from city has not had any proper reply yet.

Any one please give a light on the rates of Madhavaram plot rate in Joseph garden which is OSRC approved, can I consider this as an approval to apply for building plan or should I apply for additional approvals.

Approved or unapproved if you can get a patta for your plot and approval for your plans, you are sure to pitch legally, also have your land tax paid regularly. Surapet is close to Ambattur and should see development especially of some IT parks coming around. Also Vellamal Engg. college and School is located here, besides the bye pass road passes through Surapet which provides good connectivity from Perungalathur to Puzhal. Water table is good as well as water supply shouldn't be a problem due to Puzhal lake.
