Hi all,

We are planning to return to india from US in 2013. We would like to buy an apartment for investment in Chennai right now. Can you guys suggest good areas to invest in ?

Ideally we would look at 1500 to 2000 sq ft apartments for around 75 lakhs or less. Since this is purely for investment, would like to know area where the probability of prices going up is high.

Hi,
My bet for investment with a horizon of 7 yrs minimum would be a good gated community either in OMR or Oragadam.

For this budget and purpose being investment, one can look at OMR, where prices seemed to be stagnant for a while, that has quite a few luxury developments - which in my opinion has great potential for the coming years.

Hi, look at Indiabulls Greens project in Medavakkam.

Can you name some builders/apartment complex names or villas names around these areas, that I can do a research on ?

Would suggest looking at Land (preferably approved lay outs from a good property dealer) as an investment option instead of flats/ apartments.Though you would miss out on rent, the appreciation over a longer term would be much more.As others have suggested, look at Oragadam/Sriperumbudur, GST road (Guduvanchery, Maralaimalai Nagar, Urapakkam etc) as options after investigating acquisition possibility properly.Regarding OMR,my personal
feeling is that the prices have already peaked out.Since you have a high budget in mind, you could also look at the option of spreading your investment across the areas by picking a couple of plots in each area.

You may want to look at Hiranandani Upscale, Olympia Opaline etc

IMO Medavakkam would be a good bet to invest.
Better to purchase land & construct house. If you don't find time go in for a decent builder in this area.

What is the going rate in these two areas ? Their websites doesn't talk about prices.
