Default Manapakkam guide line value & flat price

Recently I have seen a flat at Manapakkam. This site is exactly 2KM from MIOT hospital on the Manapakkm road and 100 Meters before the Sivan Kovil. The builder is constructing flats in 2 ground (Approx 4600 Sq.Ft) four flat and offering at Rs.3000 per Sq.ft.

I would like to have your views on the following.

1. Threat on aquicsition for airport expansion.
2. Water stagnation during rainy season due to Chembarampakkam Eri. Last year I understand there is no water on the tar road from MIOT to Manapakkm. Need confirmation on this.
3. Quality of water as it seems there won't be Metro Water in this area.
4. Guide line value
5. Views on offer Price

Appreciate views at the earliest.

Default manapakkam is a good location

I would appreciate if u could mention the builder u had approached,the rate of 3000 is fairly ok probably u can negotiate further to 2500 to 2800,enquire other builders around that area,there are several . I can comment on a few aspects reg manapakkam, the location is in good proximity to several IT firms,comparable only next to omr,it is close to guindy and porur and kk nagar,reg guideline value for land u can check in tn govt website, reg land aquisition ask the builder to provide no aquisition cert,further the land aquisition comes only on the left side of the road as u enter into manapakkam, the going rate in manapakkam is around 45 to 50 lakhs per ground, depending on how close it is to the mount ph road.

manapakkam is close to mount poonamallee road,its dotted with several IT companies,only next to omr, close to guindy,porur and kk nagar, land aquisition is on the leftside of the road when u enter from the highway so u should be safe i guess, u can check in kancheepuram website the survey nos under aquisition,further u can ask builder for no aquisition cert, u may negotiate for 2800 per sqft , would appreciate if u can name the promoter'

The builder is Srivatsa Foundations and they ares doing the project on Manapakkam road exactly 2 KM from MIOT
