The main/connecting roads from Tambaram station are good and some of the old ones are being repaired. But, I think you must be concerned about water logging, proximity to good schools & hospitals. And about the builder - I'm sorry I don't have a clue, may be you need to wait for responses from fellow members here. In btw - Is the project approved? Whats the asking price? Good luck !! rgds. |

Thanks for your first response. The project got approval(not checked). This is an on road project(tambaram - sriperumpudhur State highway). I visited the site looks good. they are asking Rs. 2700 for Sqft.

At outset I would say its a little pricey...when I searched on Sulekha I could see projects with similar specs offered in the range of 2400-2800 psqft.
Considering Marutham Heritage is this is still an on-going project I would try to negotiate further with the builder. But all this finally boils to demand Vs supply...try your luck negotiating. Approval - ask for Plan/Layout approval photocopies and the number. And, if you like you can have this verified externally. |

Ya. I too see the other builders stepsstone, color homes will give lesser then marutham. but comparing to the site and amenities marutham is better. i will try to negotiate the builder and decide upon.

I also referred with the owners of other projects constructed by Marutham. They also said OK about this builder. 5) Other cost wasting amnities: Unlike other builders, who claims that they build swmming pools, internal theaters, etc. this builder does not do all that nasty things. Hence huge money is saved for us so that we shall concentrate more on our internal furnishing & Designing. Disadvantages according to me: 1) The price. They are very strict to their pricing. the project is delaying. i talked with them dec 2011, they said we will start jan 2012 and completed by jan 2014. after your discussion, i visited last week, they said it will start on this month end(not said the date). now i am looking for the stepsstone and shree constructions near by. i know this are little interior, but they have started working,completed in next year, i will save more in pre-EMI.
