Default Opinion about Indus Amber Project - Saidapet

Friends,

I need your opinion on the Indus Amber project in West Saidapet. This project is being launched in July 2009 and it is opposite to Jayaraj Theatre. They are asking for 4500 per sq.ft and on top of it another 600 per sq. ft for additional charges like Parking, EB, Metrowater etc. I have been negotiating ahrd with them and in fact we are planning to book three apartments including my relatives. We somehow like the location as it is close to 100 ft road on the backside. I dont live in India and I cannot get into more details on the area much. Can you please give your thoughts about this locality and the Builders. As they would complete the project in 18 months to 2 years, how reliable are they ? We would like to return back to India in about 2 years and settle down in Chennai. As the location is close to some good schools, I thought it would be nice to have a property there for my kids.

In today's market, no one will complete project as promised.

Expect a delay of atleat 1 year

Anyone about the price and the location ? The builder is asking for 4500 + 600 per sq ft ? Is this an acceptable price for this location ?

This project is adjacent to their already executed project named "sunshine".If you could get in touch with some of the owners, you can get a very good sense of the location and how it would be dealing with the builder.

They were offering all inclusive price of 4750/sqft at CREDAI Fair in Feb 09 for this project.

You can also checkup with appaswamy builders, they had few ready to move in flats in their project named "west hills" in saidapet at almost the same price.

You are right about the Appaswamy stuff Nabhishek. A relative moved in there just recently and the price has shot up there since he booked an year or so ago.

Default indus sunshine

hi,
can anyone let me know the current rate on indus sunshine and amber?
When I enquired they said 5500/sft. Did anybody got for a lesser price or were able to negotiate for a less price. Any susggestions is much appreciated.
