Default Orchid springs - Alliance - Chennai

Hi ,

I was wondering if anyone in this forum knows the status of this project. We invested in the project in feb 2009, but till date the required approvals for the projects hasnt been recieved. While the builder is assuring of the best of services, a site visit there recently and a chat with some localited revealed tht , the project is currently stalled bcoz of some issues in the water pipeline running across the project.

If any one knws of latest development please enlightned us !!!

Red face orchid springs

hi,

we have also booked an apt in this project. they were supposed to have started in august, but till now no activities going on in the site. i visited their office and they said that they are trying to get NOC from various authorities and thats taking time. its going to be 1 year and we have paid 25% of the property value. it will be good if all those who have booked could meet.

I am looking at buying one in Orchid Springs but looking at your posts, I am bit worried seeing your posts. What do you suggest, to go for this one or wait for the approval? Would you be kind enough to let me know the price you have paid?

Default Beware of aliance orchid spring

The location and price is very good but the feedback on the promoters are extremely bad form the past owners and the reviews found on the internet.

Their contract i believe is
1. One sided
2. 30% penalty for late payment but nothing binding on them or penalties in case of delays on their part. ( all their other projects have been very very slow)
3. It would be advisable for the aspiring owners to show the draft of the agreement copies to a good lawyer for advice before plunging headlong believing the "sweet sale talk". This will save a lot of misery for you later.
4. Also please note the land is 15 acres and their projection is 2500 apartments. This means crammed living and not fancy open spaces like they are projecting and is there is any guarantee that they will not keep adding up more towers that what is projected now??

Default Dont Build Castle in Air

Gentlemen,

I am rather flabergasted to find so many informed and well literate people go and pay 25% of the flat cost in a project which is yet to get all the approval. Whoop ! that is really amazing. Come on guys ! As long as we gullible middle class buyers are ready to pay money upfront without even approval, don't you think so any builder will take advantage of the situation. Pleaseeeeeee never ever fall into the trap for what is called soft launching. There is nothing called soft launching and you cannot pay single pie without checking whether a project is approved or not. Especially, in today's scenario of hardening interest rates and inflation in two digits, it is wiser to buy flats in projects that are up and running and which are around 50% completed. This is my point of view. Informed members of this forum can debate on this issue.

Default Status on Orchid Springs, Padi

Hi,
Kindly let me know the feedback on Alliance Orchid Springs, which is 3km from Padi bridge. Current rate is 4400/sq.ft. This lies on the shore of Korattur lake. The builder itself have built 60ft road for connecting the apartment to the main road.
Is it really worth investing in this project?
Also I found some bad feedback on the builder. So please suggest me on the builder and this project.

Yes....I agree.
Many customers are being trapped on soft launch and attractive offers.

Its rather better to spend extra few money once approval is met (atleast you will have piece of mind) instead of jumping guns before approval is sought for thinking you are saving money when actually the vice versa is felt.

Hi,

On inquiry, we got information that they have got approval till 10th floor recently. But no idea about other floors approval. But these people are continuously calling us and giving their offers and they do accept their previous failure to satisfy their customers. They are ready to give their documents to get it checked by a lawyer. Though the project is attractive, previous customers opinions makes us rethink about the project. Any other information on this project, kindly share it.

This project was launched 4 years ago but failed. Again they launched last year.

So many uncertainties. Better to avoid this builder
