What is the difference between panchayat approved and DTP approved?
How difficult to get a DTP approved if the land is panchayat approved?

A bunch of jokers, say your friends or my friends can be panchayat union members. So that much about the worth of panchayat approval. DTCP is an approval for a layout given by a directorate for town planning. It is a different ball game. This is a genuine approval. There are plots that are also approved by CMDA (MMDA in those days). Now if you buy a panchayat approval you can go to CMDA and get approval for your house. If you get it then it should be fine, but plain Panchayat land is not really approved land.

all plans are finally approved by the local body which is the panchayat.
in case of layouts where the total extent is more than 50 cents(1/2 acre)
the plans have to be submitted to the DTCP office(for areas greater than 5 acres the plan has to be submitted to the head DTCP office(annasalai for chennai) the clearance is obtained from the DTCP but the development fees has to be paid to the local body.Panchayat approves even building plans, in cases of group development and multistoried building it has to be routed thru DTCP.for areas less than 50 cents panchayat approved plans are equal to the DTCP .it is only a case of jurisidiction limits.
another ex. in chennai CMDA limits a muncipality can accord sanction for a subdivision less than 1000 sqm beyaond that it has to be sanctioned by CMDA and then subsequently accorded approval by the muncipality (corporation has higher limits) same way a ground + one structure(or stilt +2) with 6 kithchens can be sanctioned by the local body or corporation.
beyond G+1 or 6 kitchens it has to be sanctioned by CMDA. both are approvals in the true sense

As far as I know, Panchayats just give NOCs, so its technically and legally CANT be termed an "approval." Members, please correct me if Im wrong.

The Powers of Approving authority and local bodies are different from State to State and time time.
In TN, the Local bodies had powers to regularise the unauthorised layouts, but not now.

as per a recent GO (in June 2010), outside CMA area, panchayats are authorised to give building plan approval upto 4000sqft G+2 for residential..beyond that it goes to DTCP (outside CMA)..i recently got building approval from kanathur panchayat on ecr..the approval looks pucca with approval no and resolution number passed at the panchayat meeting for the approval.

some body told panchayat approval is enough. I bought a land in sendivakkam. its near by melmaruvathur tamilnadu. it have panchayat approved. shall a bought that land. please guid me. and also tell me if there is any agency is there for checking the documents through directely. cos i dont have time to go there, its 120km from chennai. Please guid me. its urgent. next week i will go to bye the land. they provide ec,parent doc, panchayat approved certificate. regestration free. also the commite that they will give indual patta. plz guid. i am new for buying land.
