Default Patta ! what this all about ?

dear all, i am NRI selling my property near valsarvakkam, i finalised with a client and he applying loan and the bank asking for PATTA document which i dont have. 5 yrs before i got a loan to buy this property without PATTA document. Some one adviced me to get it from Alapakkam Maduravayil Panjayat where my area belongs to.

Please advice me what it is and how difficult to get this document. One of the agent asking 25K Rs to get it done. Pls share your ideas and how to go with it.

You have to give more info to find out about the price for the patta.

Did you buy it from a single plot owner or from any RE company?

Do you have copy of patta of the previous owner?

If the patta has to be issued after sub-division, it may cost more. However, if the patta is changed by name transfer, it wont cost much.

I can give my views after u give the above info

If after paying Rs 25K you get your patta, then there is nothing to complain. Patta is a revenue document. This is different from the registrar office document. If your layout is approved the buyer need not insist on patta. It is needed when you build a house. Incidentally even that is not always true since I know a person who has a house in your area who does not have a patta. In good old days patta was not needed by default. NOwadays it is needed since people sell peramboke land and patta is a check on that.

Smile You don't need to spend 25K to get patta

25K is a huge amount for getting a patta. Please go through the regular govt.process. Approach to your concerned VAO office and submit your sale deed copy documents, EC(30 years) to confirm ownership of your land. The VAO officer will check the revenue records then forward to the thashildar office. The thashildar based on the revenue details given by the VAO, may issue patta immediately if your title and ownership is clear. The normal charge for issuing a patta according to govt.rate will cost below Rs. 1000. However in India this thing may not happen b'coz of greedy people.

Strike a good deal (below Rs 5000) and get your patta. Best of Luck.

thanks for all. during my brothers enquiry in the relevant office they have told that it takes 2 to 3 months to get the process done. i am a nri and i have to finalise my sale deal asap. i have paid a office clerk 10k as advance and 10k after getting patta. they promised me in 7 days. i hope it happens

some of the gov employers are blood sukers and people like me get trapped.

Default patta thru normal process??? Impossible

Dear all, getting patta the regular way is one in a million chance, i have been trying thru writ and thru courts, for 6 months, only now my name has been entered in rpt and yet to get the patta, you people are in dream land... corruption and palm greasing of high order is what it tahes, your 5000 rs is peanuts, yes peanuts.

yes kumar you are right they are demanding 25k and after long negotiation we got for 20k.. real corruption world... where are you indian thatha

generally charged rate is rs.5000/- only..when people are ready to get the job done by bribing as much as possible..they will demand how much ever they want..there are people who have got patta without bribing single paisa..with the help of RTI..i am too going to go with help of RTI only..

I got a patta for my lands at OMR in 3 days by paying below Rs 5000. That's why i told "Best of Luck".

If my land is worth 1c I will pay happily 25K and get patta. I can tell u 2 cases, one where patta was got for 3K another where after 2 months it just got off the hook and price around 15K. Now I personally think folks talking about RTI and going to VAO are jokers to be polite. Unless ofcourse you are a harichandran. Hats off if you are one, but in Chennai Harichandrans are buried before they are born, I believe.
Think of it. Any sane educated guy cant deal with these VAOs and Tehsildars. In the case of 15K stuff, everything was fine but just that the fellow wanted a note in tamil saying some crazy stuff and when the applicant wrote it in English that fellow was cribbing and delayed the process.
We are talking about India. We are talking specifically about Chennai.
Unless you have connections, or you pay money, you cant do anything, right from getting a driving license to getting a patta. Anyone contradicting this statement is in Utopia.
