Default Plot Approval for Sub divided plot

Hello Everybody

I am planning to buy a plot in Perungudi. The entire layout is approved by CMDA. I am planning to buy a 1100 sqft plot. This plot is a sub divided plot and I am buying only one half. The whole plot has approval, but since the plot got sub divided the bank is asking for approval of my half separately.

Can anyone please throw some light on this.

Is it necessary to apply for approval of the sub divided plot ?
If so what is the procedure to get approval of sub division?
What is the approximate time and cost ?

PS: Please note I am only planning to buy this plot no construction planned immediately

waht do you mean by the plot got subdivided. how?
say the plot number is x .what is the number of plot you plan to buy- xa?
any approved piece of land or plot has to be sold only after getting an approval for subdivision. if you register it before approval it becomes unnapproved and can only be regularised with the necessary charges.

Any sub division of a residential plot has to be approved by CMDA.
It is O.K to build unless you don't need a bank loan.

Default subdivision of plot

Since the layout is CMDA and sold as plots there is no much problem, It appears that u wish to buy a portion of a plot, yes u need to regularise it meaning this info should reach the authorities and approved, the procedure is for u to approach the local body and with the relevent property doc and the survey details ,the local body pro will tell u exactly what to do,its not complicated since it is already approved layout

Say there are two "one" ground approved plot(Say 1 and 2) adjacent to each other. The buyer of 1 also bought half of 2 and built his home. Now I am planning to buy the other half of 2. There is patta for my half called as 2A. But the bank ppl are hesitant to provide loan with this patta. They are asking for separate approval of the subdivision.

He said with the above docs the bank will approve the loan.

What is the real procedure to get these docs?(I dont want to bribe)
Will the bank approve my loan with these docs?

take the patta of 2a to the localbody and talk to the TPO ask him for a building approval plan and he will guide you thru.
if he insists on the revenue records then you go to the VAO,if the the person who bought the 1/2 of plot 2 and has got a patta for it then the other half would have been demarcated.above all if your patta of 2A is authentic then dont worry.go to the taluk office and enquire there.

if you dont want to give bribe then god help you

Dear param, kindly do not mistake me, I sincerely request you to please let me know the amount the VAO charged for uploading the computerised patta, the rest u need not disclose. Thanks

Its not about how much they charge. Even if they charge 100rs I would say it as un-reasonable amount. Like how Director Shankar portrayed in "Indian" movie :- The difference in getting bribe between India and other countries is that :-

Other countries they ask bribe for breaking the law

In India they ask bribe to follow law and do their duty

Not to mention that there is fault with citizens(myself) also...but in my case we are against the time as the stupid(hdfc) bank ppl screwed up my application at the last minute. So I am not able to go through the ordinary route
