Hi All,

Does anyone know the rates for a ground (2400 sqft) at Sithalapakkam near Medavakkam? Specifically near Sunflower Oil company and close to housing board.

I know other areas near OMR went down 25-30% from 2007, does this applicable to this area?

Is there a water clogging issue in this area?

Like other places, Sithalapakkam also has seen reduction in prices. It is advisable to buy it in the extreme ends of Sithalapakkam (each end has a proximity to Medavakkam and Siruseri) since the heart of Sithalapakkam does not have even the basic aminities like ATM,Hospital etc. I own a plot in Sithalapakkam and the price has fallen from 1500 to 1100 Rs/sqft.

Thanks Kalasivan. I am looking at the Sankarapuram and Jones foundation layouts, and they look good. I was checking in google earth, and price for Jones is lower than price for Sankarapuram. I am not sure what causes the flex.

Also, my friend said if the lake break (God forbid), then the locations on this side of Medavakkam-Mambakaam road will be easily affected, while the locations on the other side of the road will be safe. Is this true and is this a major concern?

I haven't heard about the threat due to lake. Please check with someone when it has happened in the recent past. I had been to Sankarapuram last week and the locality seems to be investment worthy. But the appreciation of land value depends mainly on the improvement of access road to Siruseri SIPCOT which was in a very bad condition last year.

please provide me land price at Sithalapakkam housing board (plots on the main road). Is it Rs.1100/sq.ft?

Also what is the land price for plots in mambakkam along main road.

Also provide land price at sithalapakkam main road near panchayat office.

The plot rate varies from 890 to 1100 depending on the area. I find the area called Sankarapuram more developed and organised with fairly good roads,overhead tank,temple,Jones foundation layout and Antony's 60 apartment complex "Pebble" under construction. Lot of independent houses are also coming up in this area. However the main prospects of this area depends on the improvement of road leading to Siruseri SIPCOT about which there is no information.
