You can get properties + or - 10 miles from Mahabalipuram for this rate.

So you are selling your plots near Mahabs for 10-20L/gr. Only fools will buy your plots there. BTW please note that Strong is a promoter of properties in this area as stated by him earlier and this guy can cheat very badly. Be careful in your dealings with him!

you can consider good lands near Mugaiyur with a ground around 5 to 6 Lacs. let me know if you are interested. i can help

Thank you Strong and Almighty for you posts.

Strong, 10kms will put us in what city/village and how are the panchayat dealings done? What kind of structure will they approve and what are the CRZ rules in these places?

Almighty, thank you for letting me know about Strongs background....it always helps to know who one is dealing with! Do you own any properties on ECR and what would you recommend, since you seems very knowledgable about Chennai RE.

Sorry buddy, I own property in ECR right in the beginning, Thiruvanmiyur and I dont deal in properties. Just interest in RE like I have in Stocks. As for your question, I will ask you not to go beyond Uthandi and if it does not meet your budget then be in Cash.

Any reason to draw the line in Uthandi / because that is where CMA ends ? Why not by Mayajaal area which is 1 k.m. away ? Infact a little bird told me that the 0.8 fsi rule applies only in CMA (in the aquifer recharge zone), so fsi would be more relaxed after the toll gate (subject to CRZ III rules ofcourse) ?? Incidently, I had the same question about Kotturpuram - why did we not get a couple of grounds there, in '79 / '80 when couple of my uncles did and we were visiting them every month :-)

Honestly I dont have an answer as to why Uthandi. Just that development has tapered out by then and I wont bother about 1km +/- etc. Just a rough call. As for CRZII stuff and acquifier recharge, I dont understand the funda why only 4 villages should be in that, maybe things will change with time. Remember CRZ is a national issue. I prefer to be closer to city and this .8FSI is better unless you are a builder than be miles away.
As for Kotturpuram; in life some things happen, some dont and we should be happy with what is left as long as it does not hurt us.

Finally i decided to forget ECR road. Tiruvanmiyur, Kottivakkam, Neelangarai have crowd, but they are beyond the means of new investors. Other places do not have much crowd, and are doubtful.
