I am negotiating for the purchase of a ground in Madipakkam near Ayyyappan Temple. Can friends familiar with this place give some idea of the prevailing rates of grounds here?

I am also looking at lands in Madipakkam. I think this area would see quite a lot of development once the MRTS gets operational till Mount. Pls advise what areas I should concentrate in Madipakkam and indicative prices so that when I actually meet people I would have a rough idea.

Hi -
I am also looking to purchase one or two grounds of land in Madipakkam. I was cautioned about a couple of things in Madipakkam. In some areas of Puzhuthivakkam etc the ground water is very bad that it cannot even be used for construction, and in some areas there is way too much water logging. I have a coupld of questions 1. Any feedback on Kubera nagar, the price looks relatively lower there and 2. Is there any known govt project to relieve the waterlogging in areas like Ram nagar and other such areas? Thanks |

Hi ,
Near Aiyyappan temple, you need to check the documents clearly and verify all the revenue records are proper or not. There are many poramboke lands not with proper layout plans etc. I heard all the lands near Aiyyappan temple is under land ceiling. Do you know what the land ceiling act is? Naming Almighty doesnot mean you are Almighty
.The area near this temple is housing board board area and CMDA has given approval for layout by getting money. There is a case going on between these two. GOVT has marked all these areas under ceiling. Go and talk to SRO Velachery or pallavaram. You will get to know. regards Sundar |

One more info I forgot to mention here is, there should be a NOC from CMDA and housingboard to proceed with purchase.
