Red face PRICES IN BESANT NAGAR -Advice needed

Wanting to buy a property in B.Nagar. Recently I came to know of two actual sale transactions.

1) 2 Bedroom + small study, no carpark, around 1100 Sq feet, old flat (constructed in 1970), sold for 80 lacs ( apparently with some black money component). This is located in Palmgrove apartments (probably bigger UDS).

2) 3 Bedroom in Kalakshetra colony, 5 years old, lift, car parking, marble floors etc, sold for 85 Lacs. UDS unknown.

What can one conclude about the prices in B Nagar?

I am interested in buying a flat for around 50L here.

For that price(If you want decent size) you may have to consider further south (Ie: Thiruvanmayur, Plavakkam etc)

wait you will get ata much lower price...just have patience

i'm not so sure about prices coming down. I got a quote for a new flat Rs 8250 psft in Jun 09. for the same flat the price in dec09 is rs10,000 psft. even considering the negotating margins the price has definitely increase quite a lot.- all this with no change in approval status or start of construction etc... mainly due to low supply in the besant nagar area the prices are overheated and will remain so... expecting prices to come down is basically wishful thinking...

When will the price come down? In 3000AD?
