Default Property rates in Porur (Arcot Road) or KK Nagar

All,
This is a wonderful forum, and highly informative.
I need your advice on property rates for:
1) A high-end 3BHK apartment (1500 Sqft or more carpet area) in Porur or KK Nagar areas. (swimming pool or Gym or play areas)
2) Reputable builders.
3) I approached Bharath Builders (BBC) of vummidi family some time ago for a flat in their BBC City park in Valasaravakkam (off the Arcot Road). They quote a price of Rs.4400/- SqFt !

In KK nagar the present quoted price by TVH is 7000/-SqFt.
I did not approach both a second time before getting advice.
Hence am asking you all:
What is the price in these areas: Porur (off Arcot Road, slightly near to Porur Junction), and KK Nagar, prime areas?
Assuming an undivided share of land at rate equal to atleast 50% of carpet area.

Whatever the price now quoted (say X) will become 0.8 X in another 6 months and then 0.7 X in another 1 year

The current running rate in kknagar is 5500-6000/sqft.I am talking about projects on rajmannar salai.

I got a mail stating BBC is offering a limited period offer of 4000/sqft.

This 4000/- you are saying, is it ALL inclusive? This builder excludes life-time maintenance cost, EB, etc.

First of all thanks for responding to my query.
Why? And more importantly How?
Are you referring to resale values or new values of new flats in same areas? Could you clarify?

there was some report regarding litigation in BBC park.
someone told me there was a public notice in the newspaper rgding BBC park
check for the same.
i might be wrong.

it is not CMDA problem,it was something to do about the title or existing agreement other than BBC
check with the HINDU or times of india.archives for the past 8 months.the litigation might have been resolved too.
