Hi,
I am a long time lurker in this forum. I've been looking at this property in velachery (in AGS colony). The plot area is 2280 sqft and the built-up area is 3600 sqft. They are quoting 1C 40L. Is this a reasonable price? They have got the approval to build for 2800 sqft only. Let me know what is the right price for this? Thanks |

Velachery A.G.S colony is quiet, well developed, residential layout close to Velachery MRTS and Vijayanagar bus stand. Travel is a problem, you have to travel by a round about route via inner ring road from AGS colony to reach Velachery MRTS and Vijayanagar bus stand which has added extra 5 kms in my car last time I went there (though both the bus stand and MRTS are hardly 2 kms away from AGS colony). Some brokers are quoting prices even less then 75L per ground, please check once again. Pricing in this location is generally not easily available.

You can reach bus stand in 10 mins, which is 2 km from AGS colony. There is cement road which takes you to bye pass raod which is about 1 km and then from there it is another 1 km for bus stand. But the cement raod is very narraw hardly 20 ft. To reach MRTS station, better way is go through the bus stand, there is another way you can reach MRTS with smallar roads, about 2 kms distance internal 15 to 20 ft roads. |

Simple. 3600sqft construction price is 40L. 1C is land price for less than a ground. Is that price valid there? If answer is NO then the price is just not right.
