Well why dont you sell it Chatara for 300psft. You dont want to sell it, but will cry that market is falling! What a shame?
If it is close to Annai Indira nagar then your 300psft is a fools price and if nobody buys it, it maybe because someone like you is confusing them. BTW, are you telling nobody is buying from Aysha for 625psft? Well you cant be helped since I am sure you dont have any piece of land either here or in any place under the sun. You are just speculating with incorrect information.
Near Annai Indira nagar the price is close to 800 psft.

Is it not possible to get personal loan and utilize that for buying land?

There is some reason for Nataraj007 statements. All of a sudden 2 bulls joined bear camp. Not only nataraj, everyone surprised by the move.

Dear Nat

I took personal loan not from single bank. I have stated this from the beginning itself. My 7 years track record is clear. So, every bank is ready to give personal loan. I got these loans from different banks. Every bank gave me loans ranging from 3 to 5 lakhs. Even now I am getting many offers. Because I am not defaulting in repayment. But I dont need any loan now.

go through todays Times of india (chennai Edition). The first page news gives you the answer for the sluggishness In RE.

It says :

"Citing reasons for the increase in age, the official said, " With banks dragging their feet on loan disbursals in the second half of the last financial year and the rate of interest for home loans going through the roof, only people with liquid cash could buy apartments. This naturally led to people in the higher age group taking centrestage with their savings. They belong to various categories - NRIs, senior executives in private sector firms, businessmen, people who have made big money in shares and realty deals, people who liquidated shares to avoid further losses, and even those who sold their old houses and went for reinvestment to avoid paying capital gains tax."

I hope anyone with good sense will understand the 'REAL STATE OF CHENNAI REAL ESTATE" from this news.

You are the only man in this forum who is (really) owning properties in the heart of chennai i.e., saligramam, and in the heart of suburban chennai i.e., urappakkm, and Thiruninravur.

Others in this forum are just pitchakkarans (to say it in your words).
They dont have any source to buy any piece of land in chennai.

Mr. Nat. In reality, you are in bangalore. and you dont know what is what in chennai. Just by naming some places in chennai you cannot be the sole authority in chennai RE.

Two years back when ayisha was quoting Rs.160 per sqft, I gave advance for booking a land. But after enquiring in areas some 4 km before ayisha layour I changed my mind. I was able to purchase a resale plot for just Rs. 100 per sqft.

If you have the source, go and enquire the rate of ayisha layout plot some 2 years back.

And, the present rate in annai indira nagar is not more than 300 per sft. Approach a broker there and ask for rate. you will come to know the reality.

Dont blabber in this forum whatever you want.

Dear Nat

Yes, I want the price to fall. It has gone to the astromical level in the last 2 years. Even though I own 7 plots, it is not fair to demand the rates of peak time. I am ready to cut short the price. But no takers there. That is the point.

Price increase should be gradual. Not in leaps and bound. Todays situation is like it was some 5 years back.
