I came across a layout promoter who is promoting a DTCP approved layout near Singaperumal Koil. The layout is 3.5kms from Rly stn and 1.75kms from SP Koil-Oragadam road. This stretch of 1.75kms is black topped even though not in good condition. Is is adjacent to Private higher Secondary School and the village name is Venkadamangalam. He says the SP Koil-Oragadam road is being converted to 200 ft road.
The price quoted per sqft is 275.00 which he says is not negoriable. The distance to HIRCO,Renault and Auto testing centre from this layout will be 6kms,8kms and 9kms respectively. Please help me to decide on this plot. Regards |

The rate he has quoted to be reasonable; however, u need to know the exact location and name of the layout. There are better options available near Hiranandani Palace Gardens project

Can you please give the other options available in this locality? I found this promoter reasonable since I have purchased two plots from him for Rs 105.00 in the same area two years back. Anyway my options are open. Please give your valuable guidance. Regards |

The RE market in chennai is really down despite all the talk of the talk of optimism which is again a marketing ploy to push up the prices. The area which you have mentioned ie Venkatamangalam in S P koil is populated with migrant labourers and village folk and it does'nt even have a bus or even a share auto service. I have seen people hitching a ride in open vans, but then this was the very condition in which Perumattunallur (Guduvanchery ) was 3 years back and u can't predict the future. As u said the road upto the point where it forks to Oragadam is good enough and beyond that it is plain bad... but let me tell you that 0.5 kms from Venkatamangalam is Kulathur village where Abi estates is selling plot at... gosh..540/- per sq.ft.!!!! Try to bargain for 250 per sq.ft and just don't jump, watch and wait ! The seller wants people like you just like you want him... moreso him... This area will take at least 5 years to develop if you are just lucky.. |

I doubt whether the SP koil- oragadam road is going to be 200ft it is rather the SP Koil -Sriperumbudur road which is in the process of being converted into 200ft road. And it is a 23km long stretch. Just check out Google earth and you will see that the road meanders and touches Sriperumbudur and at the other end expansion has already started... |

Hi all,
Thanks for your valuable inputs. Are there tow different roads from SP Koil to Oragadam and Sriperumbatur? I thought it is one and the same. I heard Classic proerties (Developers of Classic farms) have also sold a layout for Rs. 450/sqft in the same area. I am in the process of negotiating with the developer for Rs 250/sqft. The property has a decent Private school in the adjacent plot and an Ashram,a temple and few houses in the neighbourhood. |

There is just one road that runs from SP Koil to Sriperumbudur via Oragadam. Looks like the stretch from SP Koil to Hiranandani Palace Gardens (formerly Thriveni Academy) may be 4 lane and from there upto Sriperumbudur willbe 6 lane. There are a lot of approved layouts in Vadakkupattu (a km from Hiranandani) available at a reasonable price. Get back to me if u need any help |

My advice would be to go for approved layouts. You have not told me the name of the layout, though u have given the quote given by the seller |
