Hi,
I am planning to buy a second hand flat in Sterling towers, Urapakkam. Area: 610 sq. ft. Age of property : 1.5 years old The buyer quotes 2121 rs/per ft. total cost: 13 lakh. I feel the price is too much. what is the reasonable price? Thanks, Surya |

Take a look before you buy second hand flats. Because in some flat their was rain water sepage inside the home also verandah area and looks ugly.

I will sell you land in Urapakkam, 1km from Railway station, developed place. 1800sqft for say 30L. You can build 4 flats of 610sqft each in this land even at an FSI of just 1.35 (sterling will use FSI of 3!). So each flat will need 30L/4 for land plus another 6.2L for construction, which will total 13.7L. So second hand flat for 15L looks interesting.
