Default Tambaram Vs. Velachery

Was reading quite a number of interesting threads where Velachery and Tambaram were compared. Myself had given preference to Velachery in one of the posts and some other members had given preference to Tambaram. So decided to start a thread on this topic.

Please provide with clear points pros and cons for each of the locations and why you prefer one over the other. This should help every buyer/seller to become aware.

Cons: (1) Possible fraudulent/duplicate document possibility ( 2 ) Prone for water logging ( 3 ) More of saltish/brackish ground water ( 4 ) Susceptible for vastly varying rental potential depending on IT services business trend ( 5 ) Lower middle class/middle class may find the area costly to live and commute ( 6 ) No busy railway line nearby ( 7 ) Costly RE and the increase or fall in prices may be more steep ( 8 ) Higher taxi, auto charges to important places (9) Higher Govt. guideline value and hence higher Regn. charges

Tambaram:

Pros: ( 1 ) Has both busy railway line and NH GST road nearby ( 2 ) Lower RE prices ( 2 ) Suiting all the class like lower, middle, upper middle and high income ( 3 ) Better bus/train/taxi facilities ( 4 ) Equidistance for IT hub as well as industiral hub coming up ( 5 ) Possibility of sustained appreciation ( 6 ) Lower chances of larger reduction in rates of plots/flats as the rise may also be nominal ( 7 ) Can reach air port, main Railway stations faster ( 8 ) Lower taxi/auto charges to important places (9) Lower Govt. guidline value for land and hence lower Regn. charges ( 10 ) No water logging problem even during thw worst periods ( 11 ) Ground water not so bad as Velachery ( 12 ) Not much of high rise buildings

cons: (1) Some areas congested ( 2 ) Not very near to IT hub ( 3 ) Areas near the railway station/market too much crowded and some what polluted ( 4 ) Due to some what narrow & poorly maintained roads, more difficult to ride through ( 5 ) Old place in existance for decades and hence can see old houses

Very detailed and clear explanation of pros and cons of both the locations. This will benefit all members interested in Chennai.

Connectivity wise still feel Velachery is nearer to Mount Road ( commuting via Velachery main road and Saidapet), Adyar, OMR, ECR as well as Airport. Which makes it ideal for IT crowd.

Though for traditional office crowd(Government employees, Bank employees) Tambaram should be very attractive due to (1) frequency of railways to Egmore and Beach station. (2) Lower rentals then Velachery and still can get same quality accomodation (3) market and other facilities also at lower retail prices (4) Frequent train facility to good schools and colleges thoughout Tambaram-Beach railway line. (5) Lower price of apartments and land.

some facts missed.

Velachery got Metro water and sewage drainage connections and good school. And Velachery falls in Chennai Corporation limits. Very good food chains and market place.

Tambaram doesn't have metro water only palar water , sewage is not available. Some good schools but crowded.

KS, I have fulfilled your want for my 1000 posts. I think you should now complete yours and overtake me. I am going slow for next 6 months as there is no point in arguing. The truth is coming out with RE stability and US awakening and Indian GDP expected to be the star performer with China by World Bank.

Velachery is always better than tambaram for connectivity and nearness to all important locations. For good salaried IT & private sector employees there is no better choice.

for budget seekers with government scale salaries tambaram might be better for lower cost of living.

For Apartments go for Velachri,
Land and house go Thambaram.

Thamabram will have higher capital gain as it will come from a low base.

Thambaram has more potential for growth - Valacheri is saturated.

Thambarm is the next big thing as it will be a second Chennai.

Thambaram is the biggest regional center in and around chennai.

Thambarm has all the potential for becoming Chennai's NOIDA.
