Can anyone estimate the current selling price of a plot near Prarthana Drive In/ECR Injambakkam?

I would assume around 50L for an approved plot.

The low FSI and CRZ are something that needs to be considered.

Default How good is it to invest in here ?

Please do shed your thoughts on how good is it to invest in this place ?. How good the appreciation in this area will be down the line ? plz shed your thoughts..

Since, Chennai Corporation limit has been extended to Uthandi and FSI rules are yet to be fixed. Growth prospects are there.

Even after the extension of city limit to Uthandi there will be no changes to FSI. Even today that area development falls under CMDA.
As per CMDA master plan that area is to be maintained as low FSI.
This area falls under aquafer recharge area.
The goverment wants only low density houses from the coast to buckingham canal.

I will not buy in ECR unless I want only to build a bunglow in land over 2 grounds.

The goverment will also not allow for subdivision of small plots.
Minimum size of plots has to be 2Ground
0.8 FSI and minimum 2 ground plot will result in low rise houses.

Almost impossibile to build appartments.
