Hello Gurus,
I am not very familiar with Velachery area as I am not from Chennai originally but am very interested in buying land there to build house as we are planning to return to Chennai. I have seem comments in various forums about some areas to stay out of - like VGP selva nagar etc that get flooded ! The main point of concern in Velachery being Flood, What are some areas you would suggest looking at (and which are easily accessible from city limits). And what are the going rate for 2400 Sqft land there? Appreciate your comments ! Thanks a lot Last edited by outofthebox; 18-06-09 at 10:01 PM. |

Instead of worrying about that, ensure that the location is within chennai corporation limits and is approved. Land rate quoted should be in the range of 75 lakhs-1.25C per ground depending on the locality. |

I have had the opportunity of living in a short term rental HOUSE (not flat) in Seethapathy nagar. I believe Stalin lives in a house very near to this rental. I can tell you that it is probably one of the best areas to live in Chennai. Not crowded like the Mylapores and TNagar cheris. Well connected. Serene and right behind IIT campus and its salubrious forests. Seethapathy Nagar Velachery is a fantastic place in my view and you have the MRTS around. Dont imagine Velachery is Vela ... CHERI. That was the view in 1970-90s and I used to be a resident at IIT Campus. Today it is a beautiful place. Ofcourse old Madrasi idiots never change their view and will talk about Adayar which is a madly crowded place, Mylapore the old slum and T.Nagar the crowded bazaar. My 2 cents worth of view!!

Some facts about Velachery.
Velachery lake never gets dry but still sometimes you will have drinking water scarcity. Velacheri is originally called as Vedha Kesari that becomes Velacheri, how do I know , My great grandfather settled in then Vedha Kesari and we been living there every since. Ofcourse we still have our house in Velachery on Velachery main road. Yeah it get flooded even now so stay away past Vijaya Nagar on Velachery Tambaram main road. It is very hard to find a piece of land to buy in velachery now. Best of luck. |

As I have own investments in Velachery and have analyzed this place fully before investing i feel AGS officers colony is best planned place in velachery.
It is very near (just 1 km) from Vijayanagar bus stand, Velachery MRTS and (0.75 km) from 100ft main road reliance fresh. So you can get all facilities like transport, shopping, restaurants, hair parlours etc within 1 km. At the same time, AGS colony is tucked away from all the hustle, noise, traffic since is is like a oasis in a desert- calm, quiet suburb perhaps even much better than city areas - i won't think twise to rate AGS colony as one of the best places in Chennai even higher than Adyar or T nagar. Cost per ground is 1C (negotiable). |

Also areas adjacent to AGS colony also can be considered for ex. Andal Nagar.
Once IRR is complete, access to these areas need not be via slums.

There are 2 routes to approach this place. 1)from velachery checkpost via vandikaran st and adambakkam both of which are good residential areas. 2)from velachery MRTS via inner ring road which is already completed as a 6 lane road till brindavan nagar adambakkam. Brindavan nagar adambakkam is a nice area too. there is also a third route , a short cut to reach from 100ft road, this is via venkateshwara nagar just behind KG towers reliance fresh. Now venkateshwara nagar is one of the oldest parts of velachery with old traditional houses and cement road...they were the original residents of velachery and I respect them. If you think this is slum then you must be a spoilt high society moron who has no respect for old localities. So where are those slums you talked about. simply don't make blind statements without seeing. if you were right i would not argue. Last edited by contra; 26-06-09 at 03:16 AM. |

This apart, some parts of AGS colony has low lying water and stagnation problem. Careful in choosing the locality. |
