I was sitting with a friend today who is a broker in noida. He told me that one of his clients has received news that 5 floors will be soon allowed in delhi and his investors group has started investing in top floors in south delhi areas where they can get top floor with roof rights. He says they are very hopeful for this approval and are specially buying top floors with roof rights in lal dora areas like arjun nagar/ krishna nagar / humayunpur - all close to safdarjung enclave. Once the approvals in place they will add floors on the terrace .
Apparently these places fetch excellent rentals for investors. He said that a standard 2 bhk in 60 yards costs 40 L on ground floor, 30 L on top floor and if furnished then gets a rent of 20 k even on top floor. He said you can buy a 2 bhk with roof rights in 35-38 L in that area. They plan to add a floor as soon as approval comes ( if it comes ) Do you think 5 flloors can be allowed in near future or does it seem to be a rumour ? Has anybody heard a similar news or rumour ?

You never know, this could get approved. Again, rumors are always rumors as I am hearing the same about Haryana for 3rd floor, but it never got sanctioned in last 10 years.

See that floors are also linked to the max height that a private builder can make without approval from many other authorites and that height is 15 meters. If someone can make that within 15 meters height OK but practically this is not possible as this 15 meter is grom ground to top brick or even base of the water tank

As I have read in some thread in this forum that even the third floor decision in Delhi is pending the Supreme Court approval,so to think of this is going little overboard at the monent.

Nothing heard on approval or approval in pipe line of 5 floors to be allowed in Delhi
.Could this be an trump card the present local Govt. is keeping under wraps, maybe to be announced before the next elections ? |

Consequences of allowing the construction of 5th floor will be drastic, what about the safety of these upgraded building. In most of the cases present buildings are safe up to 3rd floor only because they were never designed for taking the load of 4th or 5th floor.
Even if adding 5th floor is in government’s pipeline it must not be allowed for old buildings. It should be strictly allow for construction of new buildings only. One option for old buildings to upgrade it in to 5th floor is to get certified by a licensed Structural Engineer but we all know how authentic that certification will be.
