If you are planning to buy a house and don't want to move to Noida and Gurgaon, where connectivity and amenities remain a concern, wait for one more year. Master Plan Delhi-2021, likely to be notified by the month-end, has plans for 50 lakh additional houses in the Capital.

Draft MPD's provision of increasing height restriction from 11.5 metres to 15 metres in residential plots and raising FAR from 250 to 350 for plots of 175-200 sqm size will ensure a small boom in additional housing space in the city.

The redevelopment strategy will further increase construction activity, which will help in meeting the housing shortage in the Capital to some extent.

To meet the massive housing backlog in Delhi, draft MPD proposes redevelopment of the unplanned areas of walled city and its extension, Karol Bagh and around 600 unauthorised regularised colonies. The plan is expected to allow multi-storeyed buildings if residents of these areas can assemble at least 3,000 sqm land. They will be able to build 33.33% of the entire plot area and FAR will be 400.

Highrises will be allowed, subject to clearance from air safety regulations, fire safety and traffic movement norms, in the new colonies on the outskirts like Najafgarh, Dwarka, Narela, Asola and those which are coming up on the Delhi-Haryana border.
