Default Is it the right time to buy the property in Mayur Vihar / Vasundhra Enclave

The property prices in Mayur Vihar & its adjoining colony Vasundhra Enclave are on steady rise .I feel it may be due to better Metro connectivity and infrastructure development for Commonwealth games village

The 3 BHK costs around 90-100 L in Vasundhra Enclave & 1.3-1.5 Cr in Mayur Vihar

Is it right time to buy the house for self use

Price is too high. Worth it only if you work nearby.

No Doubt that Mayur VIhar Phase-1 has come up in big as on of best liveable location in Delhi.
But the price that u will be paying ia only for location as most the flats are around 20yrs old.
U may get a much better product in Noida's new projects provided u r willing to wait.

Moreover, I have heard(Just heard) that DDA draws are going to be launched in and nearby Vasundhra Enclave? Any news if anyone is aware of ?

Hi Sandeep,

Whats your opinion about Mayur Vihar? I think you might have checked Mayur Vihar flats, which are the good ones. I think parking of vehicles is a big issue in older societies?
I have checked about these too. In my opinion Kirti, Medha, Manu, Eastend are good. Please share your views.

Don't missout on Parwana, Kala and Manas as they have less congested road in front of them ...

Nibha,
Mayur Vihar is Delhi, and Noida is UP. Premium is not decided by you or me. Its a collective process of many people over years.
MayurVihar will always command premium over Noida, and GK2 will always command premium over Mayur Vihar.

Advise is just Advise ...
Never right or wrong , its just the prespective that changes from person to person ...
Give me one good reason why GK2 will always command permium over Mayur vihar phase -1 to be very specific ..

Hello,
as per my opinion, GK2 will command more premium than Mayur Vihar-1 for the following reasons-

-Its presence in South Delhi is the most preferred location due to its advantage vis a viz East Delhi which is upcoming
-Posh localities , malls, easy access to other locations, it is the biggest retail hub of Delhi after CP.
-South Delhi(GK) residential prices are are fixedat from 13K and go upto 20K residential(this is after 2 yrs simultaneous correction), East Delhi prices are at 4K to 7K(these are also after correction).
