LOL but most of the people living in pitampura ,rohini , rajouri have much better standard of living than people living inyour so called south delhi sir ..
And even the lallas having a very small shop in purani dilli have a royal standard of living
Such as chauffer driven cars , having food in fine dine restaurants , home theatres and so on . Aaj har 7-8 bande ke pass yahan audi , bmw ya mercedes jaisi cars hain , they are having a great repo in society too ? Then what is a posh area according to you sir ?
well lets not go off topic by discussing south delhi or other NCR areas here ! the crowd in areas like greater noida (even though well planned is pathetic ). Atleast north delhi crowd is much better than that !
And MR bullish : you yourself admitted sir sectors where there are smaller plots like 30 meter available are among worst for end use .

and kundli ki baat chodo yahan rohini ki baat kro kundli ki baat ke liye kundli ke threads sufficient hain sir !

and villages kahan nahi hai sir NCR mein jaypee wish town ke andar hi 2-3 villages hain , kahan nahi hai ? Gurgaon mein nahi hai ya ghaziabad mein nahi hai ? Yah greater noida mein villages nahi hai ? , industries hona in vicnity around 3-4 kilometers is a good thing dont you think so ? And regarding security atleast yahan baki delhi NCR ke areas se better security hai jahan gurgaon noida aur ghaziabad ki 100 bad news hongi wahan pure sonepat ki 5 news hongi because i told on this forum that sonepat comprises of maximum brahmins and have 15% more literacy rate than national average ! And poshest colonies like lutyen zone mein sab rehna chahte hain but can you arrange a price of 10 lac persqyard sir apko toh kundli ke 25000 zyada lagte hain and you are talking about living in poshest colonies ! :p

Kya kehna chahte ho bandhu... kripa vistaar se batayen.. Yahi k Rohini is better than south delhi, anyday ? Ya rohini mein BHI standard ke log rehte hain ? Ya rohini mein HI standard k log rehte hain ?

Default want to buy plot in rohini directly from allotte

I have heard from somebody if you buy plot from a allottee chances are you are saving atleast 20 lacs , way back in 90's was easy to find a allotte address and phone no now how to find the same i want to say how to find the allottee name and address if anybody knows someway please guide me

I think you are implying that brokers create an artificial difference in price they give to Sellers and price at which they sell to you. Of course, they are not happy with just 1% commission from both sides like in good old days. That's true esp. in these new allotments but not to the extent of 20L I suppose.

One method of directly approaching the direct allotees is through listings on property portals I suppose but experience tells that real deals happen only when brokers are involved. I believe they are like 'neccessary evils' in Reality trade.

Hi ,
Saw floors in sector 24 built on 28 meters . It was 1+1 suitable only for pg . Few operational colleges nearby . Rithala metro abt 2 km . Dealer quoted 23 lkhs . Is it worth investing ?... People living nearby had no complaints and were happy . Spoke to few

For end-use for a single or at best, a couple, not a bad option in this price but for investment, not sure since as a builder floor ages, its value depreciates very fast and even buyers are hard to find.

Remember, past few years, reality everywhere had a great time and such assets moved up sharply but not sure how they are going to cope a downturn.
