Default DLF OMR Chennai

Dear All,

I would like to have the opinion about the New project in OMR Chennai by DLF, is it safe to keep the money vested with them, With the Global Financial Crisis and crashing markets will DLF be able to bring the project

Its been 12 months of booking and till now there is no sale agreement given to anyone.

buying at far off places is idiotic whether it is DLF or Dugar.
you cant live depending on facilties in a single compound.cancel the deal.
and book in the city or suburbs in small projects their delivery and completion is always on time(most of the time,there are exceptions,)
we need social infra like a choice of doctors,tutors, theatres,restaurants,shops and so on. the options are limited at far off places. you have to shell out 400/- for auto to satyam and inox one way from DLF proj. if one is availanle.

well iif its all about commuting i guess people could live only in mount road and mylapore, I am wondering the amount of builders in a particular area like OMR and the price ranges are nothing less than 4000 /sq ft.

The concern is about the project development here rather than auto to satyam and inox.

If you are not bothered about long commute along OMR with all the traffic then just book DLF garden city and wait for construction to complete. DLF is a reputed builder and this is their first project at Chennai. Just take a flight to Delhi during a weekend and from there drive to Gurgaon and then take a look at buildings around. You will see and understand their potential, hope that visit to Gurgaon will give you some confidence.

What you have said is quite true. Added to this, is the very high maintanence charges of Rs. 2 per sq. ft per month at these far away , out of city places. I was thinking of ETA Star project near the Poonamalli Road side, leaving apart the cemetry side issue, please do remember what an amount of time it will take for even one who travels by his own vehicle will have to spend to reach Kathipara? In the Porur signal one will have to wait for altleast 2 signals to come and go before he crosses the signal. The pity is that there is no rail route in this part and just imagine the difficulties one will have to experience daily. In case of places nearer to railway stations even places beyond Tambaram are much better connected and not so difficult to go to the city areas. Just imagine how the people from ETA project can reach Egmore or Central or Koyembedu or Airport as it will take quite a lot of time and I don't think it will be less than 3 hours earlier than the time of the train/flight/bus, one will have to start from his residence. Similar will be case with many out of city projects in OMR side or Sriperumbudur side even.

Default Nolambur

Guys, have you ever ventured around the Koyembedu junction to Maduravoyal junction (5 kms long) road. There is this very small place called nolambur and its raining real estate there. This place is sandwiched between NH4 and Mogappair. I would not say more but if you have access to google earth scan that area. right now DABC buliders have around 6 projects, VGN buiilders 3 projects, Citilights 1 project, Akshaya 2 projects, Jain 2 projects to name a few apart from en homes, Dugar, and others. All projects (200-600 home complex each - stilt + 4). I have attached 2 photos of nolambur - one is taken on 2004 ant the other is 2009. check the difference.
