Currently i am US and want to buy Flat in Pune.<br />
I have given Power of Attorney to my brother and<br />
have sent a Power Of Attorney (<b>Notarized by the Notary Public in USA</b>)<br />
<br />
The Bank has accepted the POA and sanctioned the Home Loan.<br />
<br />
However i am curious to know,<br />
<ul><li>Does my brother need to adjudicate the POA before the District Registrar?</li>
<li>Is there any other legal process my brother has do in Pune before buying a flat on my behalf?</li>
<li>What is the process of registering the property/paying stamp duty?</li>
</ul><br />
I am confused and need your experts views/experience/suggestion....<br />

I am planning to buy an apartment at Noida Expressway. Everything is good except for the service lanes. Going forward when Expressway would be tolled then all the residents of expressway society will be bound to use narrow service lanes. Does NA have plans to cater traffic problem which is most likely to hit after 4-5 years. That's the only concern stopping me from buying the property on NEWay.<br />
<br />
Also is this the right time to book a flat or should I wait till election results.<br />
<br />
Please advice.<br />

Looking at the real estate market these days. I mean projections, politics, predictions, purchase power of end user and/or investors, probes and many more.<br />

I am finding it difficult to understand whether its real or REEL estate. but the one who is first to grab an opportunity in real estate or to buy a first day first show ticket is always seems to most happy.<br />

Guys, It is always believed that  roti, kafda aur makaan are the most basic amenities for an individual but Makaan seems to be taking over among Roti..<br />
<br />
Are bahi agar roti..I mean farming hi nahi rahegi  to Noida, Gurgoan or Mumbai ame makaan ka bhi kya fayada...<br />
<br />
PLS PLS DO MOTIVATE FARMING!!!<br />

			<content:encoded><![CDATA[<div>Chief Minister D. V. Sadananda Gowda on Thursday (2.2.2012) revealed that land sharks had got 2,580.02 acres of government land in Bangalore urban district illegally transferred to their names by fabricating 382 files.<br />
Replying to Janata Dal (SECULAR) member Basavaraj Horatti during the Question Hour in the Legislative Council, Mr. Gowda said the above land, estimated to be valued around Rs. 5,000 crore, had been transferred to 1,127 persons with the help of some officials. Most of this land was located in Bidarahalli hobli of Bangalore East taluk and Jala hobli of Bangalore North (Additional) taluk. Of this, khatas too had been done in 258 cases, he noted.<br />

<i><font color="blue">Comment by Ravikanth: If your property papers say &quot;Bidarahalli Hobli&quot; or &quot;Jala Hobli&quot;, it is cause for concern and you should be worried. Somebody who had encroached government land could have sold it to you after forming a layout or whatever. </font></i><br />
 <br />
Declaring that criminal action would be initiated against the land sharks as well as officials who cooperated with them, Mr. Gowda said the issue would come up before the State Cabinet for discussion in 15 to 20 days. After discussing the issue with the Cabinet, the names of the land sharks and officials, who were hand-in-glove with them, would be made public, he said. Within a month of making public their names, criminal cases would also be booked, he said.<br />
He pointed out that six meetings had been held by the Principal Secretary to the Revenue Department regarding action with respect to the above issue. A committee headed by Bangalore Regional Commissioner too had been formed to look into the issue<br />

This has really been an informative forum &amp; I am  extremely thankful for all the  information that you guys have shared. <br />

I have now made my mind to book home for myself in NCR. I am working in gurgaon .I m seeking ur help &amp; need ur expert advice.<br />
My take home is around 55K and my wife is also earning around 25k.I don't have much cash in hand aprrox 5-6 lakhs and rest i will be financing from bank .<br />
<br />
I just want to book my home ASAP not waiting for more cash in hand as i am seeing RE market going up  and don't want to loose chance of getting affordable flats in hand now which might become out of reach in next coming years <br />
<br />
I have rented an accommodation and feel i can continue with the same for coming years as well  near to my job location. i do not want to overburden myself but wish to have a decent living standard in coming future<br />
<br />
I am confused on the following things<br />
1. Either to increase my risk appetite &amp; simply take a loan of 30lakhs &amp; go for projects either in noida or noida expressway. Currently these projects fit into my budget: Logix blossom zest &amp; Unihomes3.  <br />
2. OR invest in low cost project like la galaxia in greater Noida &amp; take a loan of 20lakhs. <br />
My current job location is gurgaon though it is liable to change as per the job I may get in near future &amp; it is only the affordable price which is attracting me towards these locations.<br />
<br />
I will appreciate if you guys can given some useful  comments &amp; suggestions &amp; you can also suggest some useful projects<br />

			<content:encoded><![CDATA[<div>To her shock, the bank officials told her the bank did not have an employee named Venkatesh. Then came another jolt: An SMS alert from her bank said `53,000 had been withdrawn from her account.<br />
She rushed to the bank and found that the amount was withdrawn using two of the five cheque leaves she had given to Venkatesh. <br />
She called Venkatesh, who politely said he had withdrawn the amount towards ‘service charge’ as per the deal. Nafisa told him she had learnt that he was was not an employee of the bank.<br />
However, Venkatesh said he was working in another branch of the bank. He then disconnected the call. “Since then, he is avoiding my call,” said Nafisa.<br />
Nafisa revisited the bank, seeking help to file a police complaint but the bank officials turned down her request, saying they had <br />
nothing to do with her problem.<br />
‘How was my number leaked?’<br />
“I’m sure there is a mole in the bank or the service provider from where Venkatesh got my contact details. Otherwise, there is no way he could have approached me,” Nafisa said in her complaint.<br />
When <i>DNA </i>contacted the service provider for clarification, they said nobody by the name of Nafisa had called them.<br />
“As per procedure, we check the background of the company that register with us. We pass on the number of the callers to seven companies who register with us,” a representative of the service provider said. <br />
She added: “The system is foolproof and there is no chance that the data could have leaked to unconcerned parties.”<br />
Fakruddin, yet to recover from the shock, said: “We believe that everyone, including the bank, has made a fool of us.” <br />
“Now, all I want is that police should catch these people and make sure such things don’t happen with other people,” he said.<br />
RT Nagar inspector Poovaiah hoped that the arrest of those involved might reveal the possible involvement of other agencies in the case.<br />

I am surprised to see that not even a single broker is active on the forum for Faridabad ?<br />

Is this an opportunity for the brokers ? or the brokers of Faridabad are non tech savvy ?<br />

There are both pros and cons when brokers are active on online forums - on one hand they provide up to date information keeping posted the aaam janta with latest happening  but on the other they try to push mostly no so good projects to innocent public.<br />

It would be good to see what others think on this forum about this situation.<br />
