I am looking to buy a 4 bhk flat currently. I prefer the expressway projects due to being close to my office. <br />
<br />
I have shortlisted a few projects from builders such as 3c, logix, jaypee.<br />
<br />
While I am still considering, I will like some help from forum members in this regard. I quite like the 4 BHK duplex in Klassic project of Jaypee. Its layout is different from others and looks good to me.It looks spacious and well laid out floors.<br />
<br />
i have seen an apathy towards Jaypee projects in general on this forum. But taking into account the possible delay, I would like forum members give their opinion on this option please.</div>

I have been thinking to buy this property from investment point of view with an option that i can stay there at some point as right now i work a little far from ecity. So planning a rent to rent type of deal to square off my rent by renting the apartment i buy. <br />
 <br />
any opinions on which one of the three seems a rational pick. I think Ecosphere is the one with the better of the floor plans and price offering among three. I would like to hear from readers who have invested in any of the above and if possible the reason used to make a pick out of three. Ideally i am looking for a 2BHK with around 40+/- 5L range in mind. Manhattn and infinity are making my budget a little more stressed for the floor plans that i liked. Pls comment</div>

Senior members Please suggest now that phase 1/2 missed out, is it worth INVESTING(not end use) in Phase 3.. <br />

			<content:encoded><![CDATA[<div>The Supreme Court has ruled that builders or promoters cannot sell parking areas as independent units or flats because they are to be extended as &quot;common areas and facilities&quot; for the owners. A bench of Justices R.M. Lodha and A.K. Patnaik in a judgment rejected the argument of a real estate development company that they were entitled to sell garages/stilt parking areas as separate flats to owners who intend to use it as parking facilities.<br />
&quot;If a promoter does not fully disclose the common areas and facilities, he does so at his own peril. Stilt parking spaces would not cease to be part of common areas and facilities merely because the promoter has not described the same as such in the advertisement and agreement with the flat purchaser.<br />
&quot;The promoter has no right to sell any portion of such building which is not 'flat' within the meaning of Section 2(a-1) and the entire land and building has to be conveyed to the organisation. The only right remains with the promoter is to sell unsold flats.<br />
<br />
&quot;It is, thus, clear that the promoter has no right to sell 'stilt parking spaces' as these are neither 'flat' nor appurtenant or attachment to a 'flat', Justice Lodha, writing the judgment, said.<br />
<br />
The apex court passed the judgment while dismissing the appeal of the promoter, Nahalchand Laloochand Pvt Ltd, challenging the Bombay High Court ruling that under the MOFA (Maharashtra Ownership Flats Act), a builder cannot sell parking slots in the stilt area as independent flats or a garage<br />

And the state govt is NOT willing to allot single Rupee for the Chennai Kanyakumari double line (Rail track). And NOT fighting the central govt for this.<br />
