			<content:encoded><![CDATA[<div>hi, i blocked a flat from a builder by paying him a 10 days post dated cheque for 1 lakh. The agreement was that the builder will send me the documents for verification and that he won't entertain any customers till this period. I got this suggestion from a friend of mine who had done the same thing, 10 days isn't a lot of time but it i was hoping i could get the first level of checks completed from a lawyer.<br />
<br />
Its been 4 days now and the builder still finds an excuse every day for delaying the paperwork. Is this normal behavior, i'm seriously considering letting this deal go because if he's so tardy now what will happen if i actually go ahead and apply for the loan.<br />
<br />
The apartment is about 90&#37; complete. Only tiling and electrical fittings are left to be done which the builder says, that he's been doing it on flat to flat basis. The apartment complex has around 70 units and i've personally checked around 20 families in it already.<br />
<br />
any advice is welcome.</div>

One of my friend book a plot in sports city, Gr. Noida and issued a cheque of Rs 200,000 in favour of JPSK Sports (P) Ltd., on the first day of booking. He wanted a best location corner plot so the first day he approach the company to get the best option. The company staff book the plot and in return gave no document which confirms the plot no. After 15 days he received a call from company staff, that the company had received another cheque against that plot, prior to him and the company is in no position to allot the plot to him. My friend tried his best to get the plot but all in vain. Nor the campany giving him the plot neither they are refunding the amount. Now he is making his mind to go to consumer court. This Same thing happen with another person who got the same call from company staff after 1.5 months of Booking.<br />
 <br />
Take the example of Aman project of Jay Pee after so many months company has yet not gave the allotment letter to the allottees and the land first shown adjacent to the express highway now gone on the backside.</div>

In some builders' brochures, they claim to they will take care of the first couple of years but after that once society is formed what is the protocol?</div>

As we know there is new township emerging in Sec75-76.I want to buy an apartment there. At the moment there are 2 builders (Gardenia and Amrapali) who have launched their projects there.I do not have full details of both the projects though.<br />
Please give your suggestions on which of  the two projects is better place to invest money.<br />
I have heard Gardenia has better construction quality and also they deliver the projects in time so are more reliable.<br />
Please post your valuable suggestions to guide me.</div>

Good price 2775 for 7th Floor.<br />
Reputation of the builder<br />
Anticipation that possesion will be earlier than the other builders in the vicinity<br />
<br />
I am in double thoughts if I've made the right decision. <br />
I searched the forum but could not find any reports against the builder. It is my first RE purchase. What do you think is it a wise decision? Could I have got a better deal elsewhere?</div>

Construction started in first quarter of 2005 and possession not handed over even after 5 years. No sign of possession in 2010 as well.<br />

Some allottees have joined together and formed association and doing great work to unite all allottees and fighting for justice of all innocent buyers waiting for their home for many years.<br />

The CHI-PHI Extn. sector of Greater Noida is better in terms of planning/location/size from the 14, 15, 16 sectors of Noida, where land is approx 1.5-2.0 Lakh Rs psm, whereas in CHI-PHI Extn. sector the land is 15 k-22 k Rs psm. This is a very good option for investment purpose and after 2-3 years it will be a good place for living too.<br />
