Could anyone tell me if the cost of raw material is reasonable as we are doing our 1st construction and not sure about the prices in market and the place to buy it.<br />
If there are places where we can buy the below materials at a lower cost than stated below ,please suggest it.<br />

NEW DELHI: Realty firm Gaursons today said it has bought 300 acre land on Yamuna Expressway in Greater Noida from <a href="http://economictimes.indiatimes.com/topic/Jaypee-group" target="_blank">Jaypee group</a> for over Rs 1,500 crore to develop an integrated township. <br />
 <br />
Ghaziabad-based company would launch the township by end of this year and plans to construct about 15,000 apartments in affordable segment. <br />
 <br />
&quot;We have purchased 300 acre land from Jaypee Group on Yamuna Expressway for more than Rs 1,500 crore. The agreement between the two companies has already been signed,&quot; Gaursons India Managing Director <a href="http://economictimes.indiatimes.com/topic/Manoj-Gaur" target="_blank">Manoj Gaur</a> told PTI. <br />

Jaypee Group has about 4,000 acre land alongside Yamuna Expressway, which was built by them only. <br />
 <br />
Gaur said the company has already paid about 25 per cent of the total amount of the deal. <br />
 <br />
Asked about the source of the <a href="http://economictimes.indiatimes.com/topic/funding" target="_blank">funding</a>, he said it is through bank loans and internal accruals. <br />
 <br />
&quot;We will launch the township in six months. the project will have about 15,000 flats, plots, school, hospitals and other infrastructure facilities,&quot; Gaur said, adding that the flats would be in the range of Rs 25-40 lakh. <br />
 <br />
The township would be in the vicinity of Jaypee group's <a href="http://economictimes.indiatimes.com/topic/F1-Track" target="_blank">F1 Track</a>, Gaur said. He also noted that land is clear as Jaypee Group has taken it from the authority. <br />
 <br />
Gaursons has big presence in the Ghaziabad, Noida and Greater Noida region. <br />
 <br />
It is currently developing a 240-acre township 'Gaur City' in Noida Extension in partnership with another realty firm Saviour. About 25,000 housing units are being developed in this township at an investment of about Rs 5,000 crore. <br />
 <br />
Gaursons is also part of township 'Crossing Republik' in Ghaziabad, being constructed jointly by seven developers.</div>

I am a new NRI (not having too much wealth) and started investing in Indian RE from October 2012.<br />
I have booked apartments in two projects one in new Gurgaon and second in Noida-G noida Xway( to diversify the portfolio). Both were in Prelaunch stage which has been launched now.(15% gone for one and 10% for other till today)<br />
<br />
My situation is I can pay for both the project by my cash flow and some short term loan from family and friends, if the demands will be distributed well.<br />
<br />
My question is should I take home loan on these projects and increase my Portfolio in RE or equity or I should stick to these 2 projects only and pay them by myself without loan from bank.<br />
<br />
My plan as of now is coming back to India around 2017-2018 and get a decent Job in Gurgaon OR Noida. So either one will be for End use and second will be investment or I can sale both and take a new one for end use. (I Know I am confuse here and mixing end use and investment ).<br />
<br />
My aim is to better utilization of extra fund and get maximum gain and remain  in a moderate risk profile.<br />
<br />
I believe in diversification and long term investment and following the same principle for Equity and debt instruments.<br />
<br />
Any sincere comment and suggestions are welcome for this question.<br />
<br />
I am open to any strategy offer and like too see seniors point of view over this point.:D</div>

<b><u>Risk of low RoI or negative price growth: </u></b><br />
<br />
Kelambakam has vast desolate tracks of barren land all the sides that could well be used for future township projects. <br />
<br />
Even if we assume 30% of the land would be owned by Government and institutions (which I doubt) remaining 70% of the huge tracks of land will be used for dwelling. <br />
<br />
Going by what our members say in other threads, Most of the future dwellings will be huge townships with over 500 units. <br />
<br />
Already there are many township projects under construction. <br />
<br />
As reported widely in the media, Kelambakkam is a budget location with plenty of choice at low Rs 3000 level. Majority of the projects are priced at low 3,000 psqft of even Low Rs 2000 also said to be available. <br />
<br />
Is there high risk of oversupply of flats in Kellambakkam resulting in plenty of choice for consumer - Leading to fall in price and rent? <br />
<br />
<b><u>Risks on Return On Investment in Kelambakkam</u></b> <br />
<br />
1.        Over supply of flats, competition with new bookings &amp; resale.<br />
<br />
2.        Plenty of choice of buyers and renters leading to downwards pressure on both Capital     appreciation and rent. <br />
<br />
3.        Potentially plenty of vacant units or unsold units in the future. <br />
<br />
<br />
<b><u>Location &amp; Other Issues: </u></b><br />
<br />
To add pain to the above devaluation risks, following negative elements may detract future residence: <br />
<br />
1.        Distance to work, and other facilities &#8211; This a huge factor as one has to travel tediously over 30 Kms to most city amenities are destination (Look at the above distance comparison table) <br />
<br />
2.        Lack of facilities such as shopping and entertainment &#8211; once again it will be a tedious tour to most of these locations. <br />
<br />
3.        Uncertainty not knowing what is going to come (in future years) in the vast tracks empty deserted land around. Could be an STP, TNSCB slum, garbage yard. <br />
<br />
4.        No special location advantage such as Sea View etc to attract high end buyers. <br />
<br />
5.        Not inside City Corporation limit therefore maintenance cost for Water (If ground water is available it could be depleted or salinated once heavily relied upon by 100s of flats) <br />
<br />
6.        Lack of Drainage connection &#8211; There could be regular maintenance cost to clear sludge.<br />
 <br />
7.        High transport cost for employed and family members to travel to events and schools, Petrol for second car, Auto &amp; School van charges. <br />
<br />
<br />
<br />
In my opinion: <br />
<br />
The above issues coupled with over supply and heaps and heaps of choice of flats and township mean the flat price in Kellambakkam would be under downward pressure in years and years to come. <br />
<br />
<b>I feel in the long run return (Including rent and capital growth) will not keep up with inflation. Even in the sort term resale would be extremely difficult .</b> <br />
<br />
<br />
<b>The above issue raises questions. </b><br />
<br />
1. Will there be oversupply, Competition and plenty of choices that will push the price and rent down? <br />
<br />
2. Is it prudent to invest over Rs 3000 Psqft price? <br />
<br />
3. Is investing in a flat at that far deserted location is prudent in the first place? <br />
<br />
4. Will there be any decent rental income? <br />
<br />
5. Will there be high cost of maintenance as not with Corporation limit and located at far distance from city. <br />
<br />
<br />
 Are there better, low risk locations for spending 45 Lakhs?<br />
<br />
<br />

Builder has agreed and he told me that part of the concrete of that first floor house should be removed to make a internal staircase. <br />
Is is advisable to do it? Wheather will it damage the structural integrity of the building?<br />
