Default Ferrous Sports City sector 70 faridabad

How is this for investment purpose, for 3-4 years.

Fellow members please advice, I am reviewing this bcoz looking for an investment in plot with minimal upfront payment. It seems to be expensive in comaprison to BPTP and others plot but here upfron payment is less. In BPTP or others you hv to pay premium + around 90% of payment.

Is this capable of giving good ROI?

Ferrous was a partner with Triveni a few years back. They separated sometime in 2006 or 2007. Before seperating these builders pre-launched plots around 2005 end and early 2006. No one ever got a plot from these builders against the older bookings. I am aware of the status only upto last year. Many of the customers who were holding parchis of plot has registered complaints with Delhi police against Triveni and were looking for refund through Delhi High court.

Triveni as you may already know has failed to complete its projects in Faridabad and now a committee appointed by Delhi High Court has taken over the operations of the company and is trying to complete some towers in one project and sell assets of the company to refund the money to other investors as well as banks.

I have seen that Ferrous is tying to complete its projects but I don't trust this builder due to its past association with Triveni.

If you do decide to book the plot in Ferrous, then make sure to that they have a valid license for plots before giving a cheque.

Remember the basic rule: If it seems too good to be true, it probably is.

u seemed to have tracked quiet a bit of this history.. I am glad about the information you keep track of.. i just wanted to add a similar version of the same..

please all investing make sure all the papers, mapping, licence, ec are in order.. Be sure of the EDC probably being highest in haryana.

If you have to buy something take a look at BPTP Parkland plots available around 25000... most of the township is complete and few plots also available for registry with loan

Sorry I was not aware of that.. can we have current going rates, link to website and photographs of the project please..Condition of construction, status, internal and external finishing status etc..

Does it have any suitable approach to connect to bye pass or NH2?

Just checked on website it says "Construction near completion.." Can anybody elaborate please

Honestly location is not bad (once roads come up and flow is smooth to NH2 and Expressway..

Only thing is our CM who wields the two departments responsible for development need to show the blessings on this area.
Still access is there an hopefully since it is a township, they can have a Effluent Treatment for sewerage and permission to dump solid wastes
Internal Roads,
Permission for electricity and own generation
own OHT for water supply till available through municipal corporation

And slowly things can move ahead.. But instrumental is possession so that people start living there
