I have different point fo view for area around Suraj Kund. Except water issues, its the best area of Faridabad. Even better then Mahindra Chloris. I live in green valley from last five years and knows about water problem in this area. As is basis, we have issues during summer. So count on this information before deciding on investment. Once Omaxe hills, forest, Krish project comes up in this, I am not sure, if the water situation will improve or get worse.

That is the reason, I have invested again in the Indraprastha apartment at Indraprastha Colony. No doubt about its location, area, closeness to metro station (700 meters from NHPC metro station) and better water situation (just opposite to canal and water level is better in this place compared to green field).

This project is already touching INR 5100/per sq ft as a quoted price and INR 4600 to 4800 in the resale price.

So when is the Possession happening in Indraprastha Apartments, its been ages since construction has been going on
Another issue is the Congestion and lots of Jhuggis surrounding these areas. Surajkund doesn't have both these problems

Progress is there, though slow. I invested in November 2010 and its almost 1 year, 9 months to be precise. I can wait for another 8 to 12 months. I have been visiting the site on regular basis and can see a continuous development (though slow). But quality wise, its one of the best (compared to what you are getting in Nahar Par and other residential society). Please visit the site, you will get the required answers. It is not the typical high rises like 14 storey or more like Omaxe Hills, Forest, Kanishka, Espire etc. 9 Floors. All are independent apartments. No joint wall. All rooms have spacious balcony. No new constuction will come place near to site. Three sides are all builder floors and one side is by-pass road.

Second you decide, you want water with ease or bit of clutter/jhuggis. The Juggis starts at the end of Indraprastha colony and not near by Indraprastha Apartments. After the jhuggis, NHPC Head quarters is situated.

Choise is yours. Yes, there is a garbage ground opposite to the road. But the good thing, it is bang on by-pass road. So its okay. Moreover, once you are inside the colony, it has all the stuff. Three big parks, shopping complex, eating outlets, vegetable mart. Its fine, if the individual family is at comfort from all in all perspective.

I am okay with that. Closeness to Delhi, Jasola, Noida, Gurgaon through NHPC/Badhkal, its fine. For the working couples, coming back to home early is the most important thing. So that they can spend some time with the child. Even a minute matter for the kids. No doubt, you have to look for finances, budget and the family stuff, before deciding for the home. Every individual takes its own call.

In-fact, that was my consideration when I bought the Green Valley apartment. There was not even single jhuggis around that area. But, today there are good number can be seen opposite to GV. Actually, that becomes your support system. Press wala, Car cleaning, maids, some shops etc pops up once the ppl start leaving the township. But, out of these water matters the most.....

Fingers are crossed that no more surprises comes in the future with this investment. I can leave comfrtably in the apartment.

Somehow I am impressed with surajkund side of Mathura road & not the other side , no offences . I got a chance to visit Greater Faridabad as well but seeing jhuggi cluster in & around bypass road pissed me off although Nehapar holds good promise but still it cant match up with surajkund . If neharpar rises 20% , surajkund area will automatically rise 50% , same equation which holds true for gurgaon DLF & rest of ggn city sectors . Anyways I do believe with commerical spaces like taj gateway , vatika mindscape , piyush business park coming up at NH2 the area around will automatically see a jump with metro coming ...just need to be little patient thats it ....

These jhugis in a stretch of close to a KM is a big let down. Despite having been offered Aashiana scheme, people are not making the best of scheme which offers planned home without EDC/IDC at cost price.

True but sooner or later HUDA needs to relocate them as in long term & for overall connectivity & development of Gr. faridabad this is necessary . I am sure there will enough
pressure from developer lobby to clear the bypass road , after all crores are at stake for them .

Yes, surajkund area is promising. BUT WATER issue seems to be real. forest green omax is good property i want to buy but holing myself back due to water issues. i know people who shifted from green valley omax just bcoz of water issues.
does anyone has any idea if forest will have govt. supply of water.
