We ended up investing in this project. The EDC/IDC has increased a little, so the price is around 1700 psf.

Pricing seems to be very comfortable (if includes EDC/IDC, parking, club, IFMS) and if the project is able to see delivery.
Location is advantageous as seen in picture next to SRS.
latest developments of Budget approvals for Master Roads etc seem promising and should possibly coincide with delivery (if all goes well dec 2013 for master roads)
Metro proposed until YMCA chowk by Dec 2014
Faridabad has a good demand from medium and lower medium class for better accommodation. If the area develops well higher segment people from Delhi surrounding areas might look into these and like properties to benefit for rental arbitrage.
From habitation point of view Faridabad is suitably developed with good schools, shopping, commercial, industries, public parks, hospitals etc.
Industrial area, nuclear plant etc would further enrich the economy. Faridabad is also ranked as amongst the fastest growing cities demographically across various NCR districts.
Prices in Noida and Gurgaon are much higher as well

how much paid till date?? Any development in construction after sep?
Agreement is must.

About 30% is paid. The 10% first floor slab payment is due next month. The construction seems to be going well.

Its a good thing if construction is going on.. still agreement is necessary.
Any idea about resale??

Like you mentioned are all sizes 2000sqft?? If yes would provide a good ambiance with regards to suitability of space for large families. It becomes a bit different when smaller sizes coexist if the area is not that big.

I haven't really explored the resale. All flats are 2020 sqft. There are are 12 towers/buildings in 3 acres. Each tower has 7 floors now instead of 12 that they had planned to do earlier. They just did the flat allotment by lottery (this being a coop, the allocated by lottery) this month and agreements are being done. We got a flat on 2nd floor, not sure whether that's good or bad.

g+7 Floors is mid rise takes much less time to complete. definitely less claustrophobic as well.. normal societies are in 2 acres so 3 acres means more green and common area.

2nd floor normally attracts PLC which may vary from 100 to 200 psf. Therefore, if this is included in the 1700 cost, it means your effective cost will be 15-1600 effectively!!! Once delivered you would always be benefited if want to sell (if allowed) or can even live as has a good area (2020sf).

In the list of provisional members I find 70 while 12X8=96Units.

BlessU sir, your insight is definitely blessings on these boards, especially when the market conditions are not very clear.

I am not sure why there are less number of provisional members, maybe the builder is keeping some flat for open market sale.

U are most welcome.. the rate 1700 under CLP (including edc/idc/parking/maintenance etc) mentioned for a "mid rise", with "no charge for PLC" is probably the cheapest price for an under construction appartment that I am aware of, (provided they get delivered)!!!

If local try to speak to contractor at site and find out his terms of HIS contract. I doubt all the towers as mentioned would be constructed simultaneously . This is unless they have already been sold.

Can call builders office as a customer and ask if resale is available.. you will know the answer perhaps

Found something interesting last week but could not correlate as had a faint memory of having written something about Sainik School Kunjpura on IREF
