Hello !
I hv 3 BHK in Omaxe Height , Faridabad . I wish 2 know senior members advise if it is better to hold this flat or sell it & invest in other projects ... I am confused on this & will appreciate early response...

Depends on what price you entered & what you were expecting from this project, are you getting good profit out of it, or you just want to exit.

The project will gain real momentum after:-

a. when huda completes the approach road from sec 14

b.Furthermore on completion of the FNG corridor portion of the proposed
Eastern Peripheral Expressway.

Beneficial only in long term.

As rightly said, its good from investment perspective keeping a long term horizon.

As things are picking up, BPTP offering possession and in 6-8 mnths OMAXE shall also start giving possession (2BHK may be earlier).

Lots of buy request are coming from brokers these days.

In near future, prices rise may not be phenomenal (as compared to other NCR areas), as many people who invested 2-4 bck in Omaxe,RPS,BPTP,Trivany etc in the hope good returns, might be exiting at this point,
so supply would be good, and rates would be ok type.

In lon term, as people move into this area, prices will start picking up, and alongwith completion of broadning of road alongwith nahar and in future metro upto YMCA would make this a good place to stay.


for people of faridabad, its a good investment, but people from other parts can sell it off with a premium of 6-7 lakhs on 3BHK and better invest in gurgaon. In coming 2-4 yr ggn will fetch better returns..

In my opinion, property at greater Fbd won't appreciate as long as roads and other amenities are provided. This might take easy 5 years and people have already started shedding their properties. Get out if you get a good deal, that is my suggestion.

Guys

Unless and Untill Huda improves the infrastructure of Faridabad, I don't see better appreciation of the investment in Faridabad or New Faridabad.
some years back Faridabad supossed to be better than Ghazibad but today Ghaziabad surpassed Faridbad. Only because Huda or Hrayana Govt has done nothing in Faridabad for the last 7-8 years as I remember.
Same to commerical investmet. for example. Big Bazar outlet just opened couple of months back. big brands are just away from faridabad like LIFESTYLE, Shopperstop and westside. also from commercial pint of view Faridabad has not progressed as expected.

There is nothing better than faridabad in ggn as far as infra is concerned.. it is juts that companies are there, so spending power is there, so malls are there in ggn ... otherwise i don't think from infra point of view something is better... hmm nehar par area infra would definitely need improvement .. will take some time, but as such some major projects are very much reachable and close by sec14/15... BPTP ph-1 plots area has there own roads.. omaxe/sai vatika.bptp..are reachable and would see appreciation as soon as possesion approaches... as such i believe bptp after offering possesion has started getting 2000+ rates (low compared to ggn i know) but for buyin at 1200-1300 2000 is fine.. brokers want to buy projects nearing poession so that as soon as posession comes.. they will make profit... omaxe 2br construction almost complete in most towers..finlly poessesion may start in mar.. so wait n watch..

I think time of Nehar par projects is quite far, eight/ten years plus . I could be wrong, since i have not been really in touch with Faridabad & the last i went to BPTP projects, was sometime in July/August .
