Hi,
I am planning to buy a flat either in Dharuhera or Bhiwadi ( Probably in Avalon Rangoli Dharuhera or Avalon Royal Park Bhiwadi ). Please share the pross and cons of both the project and which one is better project in terms of appreciation, future grown etc. If we get a deal at the old rates in Avalon Rangoli Dharuhera, how would it be? also has Avalon Rangoli Dharuhera got the best location in Dharuhera?, Kindly put your reviews on it. I heard that Avalon Rangoli Dharuhera EDC/IDC charges has been increased by 150/sqft( 200 to 350/sqft now). I would request all the senior members to put your views as I need a correct advice on it. Please share every information (Positive or Negative) which you have regarding anything related these projects. Thanks in advance. |

Personally i prefer Dharuhera over Bhiwadi as staying in Dharuhera can cover three industrial economic cities Dharuhera itself, Bhiwdi and Manesar. Hence a person staying here can have work place in either of these place......and this may lead to better place.

Thanks a lot for your responses, rahul40 :- including everything ( all charges, EDC,IDC,club membership, car parking, IFMS) it was a deal on 33.45 lacks, the current price of same 2bhk is 41 lacks. It was 11th floor and park facing. AMITSYKb :- Thanks for the reply and I am totally agreed with you views however as far as I have observed that this project is not in demand yet specially in resale and I am curious to know why? Investors are struggling to sell out their units. I know that this project's layout is quite good even though my personal thinking is, everyone (end user of investor) would like to invest 38 to 40 lacks in Sidhartha NCR Green which is in Sector 95 Gurgaon instead of investing the same amount in Avalon Rangoli Dharuhera. I have also heard that people who booked flats in this project are not happy as EDC/IDC charges have been increased and as of now SBI is also not offering loan on this project as builder is not providing flat NOC to the clients/investors. |

Thanks for your reply and as per your suggestion I did go there and visited both Bhiwadi and Dharuhera. In terms of connectivity I suppose Avalon Rangoli Dharuhera is much better than Avalon Royal Park Bhiwadi as it is on NH8 However Avalon Royal Park is adjacent to BDI project and there are three developed projects ( Ashiana Aangan, Kajaria, BDI ) in which people are residing. I heard that a mall is going to be operational soon there, and market is also near to these bhiwadi projects as well. Please put your views and pros and cons of both projects if I missed somthing.... You have to see how much are you going to save if you are able to move couple of Kms towards Bhiwadi? Yes, area is very quite and developed around Ashiana Chowk but you should also look at other projects in Bhiwadi around the toll area. According to me, 41L for 2 Bhk is quite a lot for Dharuhera and if you can save 15-20L by choosing Bhiwadi then it makes sense. There are several projects in Bhiwadi that are about to be completed soon, with price of 20-25 L (all inclusive) so you should see your situation and make a decision.
Mall, and few other developments like new schools and hospitals are expected to come around Ashiana Chowk soon too. |

Thanks for the reply djvjain, I am surprised to know that we can buy a flat in 20-25 lacks in bhiwadi. would you mind sharing the names of the projects in which I can go for a 2bhk price of 20-25 lacks (all inclusive)
