Hello,
I am from Kolkata (north) and we have our own residential property (5 floors, the last being the roof) in one of the busy areas of the city. We stay in the 2nd and 3rd floors with the 1st and 2nd floors occupied by tenants. We plan to give this property to a land promoter who will demolish this building and construct an apartment complex in the place, out of which we plan to take some apartments for our own use and some cash. The total land area of our property is around 5700 sq.ft. Now my questions are: i) What will be the maximum permissible floor area ratio? The street on which we have our property has a width of around 10-11 metres. From the KMC website, I found out to be 2.25 but I heard that recently (last october) there was a bill passed that you can construct G+9 floors in land area of around 5700 sq.ft. In that case, the F.A.R. will increase dramatically but the municipal corporation website is not updated. Can anyone please mention the exact F.A.R. and how far this news is correct. The person from whom I heard this is a civil engineer and he makes building plans of residential buildings in Kolkata. ii) Landlord to promoter share is 1:1, as mentioned verbally by some promoters.
