The most dangerous and cunning phrase in RE sale is -Phase-I sold out.
Every builder after selling 20% of their phase-I, launches phase-II and declares that phase-I is sold out. If you want fresh booking in phase-I, you cannot get. However, you get in resale in phase-I which is less than fresh launch of phase-II. The builder claims that phase-II has better specifications. Now when 20% is sold in phase-II, builder launches phase-III, and declares - PHASE-I & II completely SOLDOUT. By this time people believe that builder must be genuine who has sold two phases in this project, so people start showing interest. So phase-III actually gets sold out by about 60% . And by this time you will see preliminary construction activity in phase-I area and digging in phase-II area, and virgin land in phase-III area. Now builder says - Construction in FULL SWING , and 'SOME' units available in phase-I and II. This story is true for ALL builders. No exception at all Last edited by Swaran; 28-01-12 at 11:04 AM. |
