Plot at B P T P - Indian Real Estate Forum

I a planning to purchase a plot in BPTP of 250 Sq Yds. Till a week back rate quoted by Dealers was 11700/sqyds but now according to them the rates have ellevated and have reached beyond 12900/sq yds. Is it realy the case. Should i buy at this point of time or wait further

The BSP prevailing at present in A & b sectors of phase I are 12 K - 12.5 K and 11 K - 11.5 in other blocks and about 10 K in phase III. The price indicated above are tentative and varies depending on the location.

The project was launched about 4 years ago at a price of Rs. 7.5 K went to 11 K appx in 2006. From 2006 - 07 to 07-08 the price dipped to 9 K. In 2008 - 09 it touched a new high of 15 K to 18 K in phase III and Phase I n II respectively. Again in 08-09 it dipped to 8.5 K - 9.5 K appx after the global meltdown.

Once again it has picked up after the election recenty. There is not a high risk entering in this project at present level. The investment can fetch a good return in medium to long term.
