Default Prospects of Mahagun Maple in Noida

Has anybody explored prospects of Mahagun Maple apartments, recently launched in sec-50 Noida?

Yesterday I went that part of the city and saw the project location. I can write a bit on the project, but don't you think writing on a project might attract a ban on the writer, as if he is writing to sell or market the product???

It must be good, but i dont know how much. So can you tell me more on how this project look like and if it is well located. Can I mention my blog name so that you can write down on explaining about me.

Actually I was expecting an answer from the moderator or administrator. Because this is a very good forum to learn, I don't want to attract a ban on my self. Otherwise I might post a query on Mahagun and my opinion.

In short, its a good project, but the super and carpet area specified with the image of a unit is a bit hazy. The loading is very less than standard. You need to see the maps and approvals before buying.

Dear friend,

If your writing is not biased, and of course impartial, why should there be a ban on the writer?

Exclamation Mahagun Maple - some facts

As said previously, My friend wants to buy a house. So a week before we drove to Noida to see a few project ourselves. Instead of searching online or asking some property dealer to do it. We decided to take a visit on different sites and look for the best deals.

One of the project sites that we went were of Mahagun Maple, Noida, sector 50, F-26. Mahagun builders has already made his presence by launching some projects namely Mahagun Maestro, Mahagun Mosaic, Mahagun Metro Mall. The project (Mahagun Maple) will be handed over in 2011.

Mahagun Maple has divided its project in to 5 categories
1. MIG –
Super Area = 1275 SQ.FT (approx)
Built Up Area = 1040 SQ.FT (approx)
Carpet Area = 884 SQ.FT (calculated from the area given in the broacher)
2. HIG –
Super Area = 1575 SQ.FT (approx)
Built Up Area = 1285 SQ.FT (approx)
Carpet Area = 1092 SQ.FT (calculated from the area given in the broacher)

3. SHIG 1 –
Super Area = 2175 SQ.FT (approx)
Built Up Area = 1760 SQ.FT (approx)
Carpet Area = 1496 SQ.FT (calculated from the area given in the broacher)

4. SHIG 2 -
Super Area = 2400 SQ.FT (approx)
Built Up Area =1945 SQ.FT (approx)
Carpet Area = 1653.25 SQ.FT (calculated from the area given in the broacher)

5. SHIG 3 –
Super Area =3200 SQ.FT (approx)
Built Up Area =2600 SQ.FT (approx)
Carpet Area = 2210 SQ.FT (calculated from the area given in the broacher)


They have divided the whole plot in to 3 basic blocks which are ETERNIA (will be in East of the project), VALENCIA (South of the project), FELECITA. (West of the project).

They are providing all the facilities that are been provided by any good developers like Ample parking space, or a power back up, the things to focus are
1. Earth Quake resistance RCC Structure.
2. Rain Water Harvesting.
3. 24*7CCTV Vigilance.
4. Land allotted by Noida Authority.
5. And last but not the least Timely Possession with penalty cost.

The Executive who was explaining the project to me told me that they have the plan of making 18 floor project in which the top 4 floors will be dedicated to the pent houses construction, but right now they are just booking flats up to 14th floor, he also told me that there all 4 sides are open but while visiting their site I saw another construction by OMAXE on the south of the project, across the road.

About the prices I would like to say this land has been auctioned by the Noida Development Authority, which has charged about 29,000 Rs to 30,000 Rs per square meter as well as FAR has been increased to 2.5, Also FAR purchasable + density is increased up to 1650 Rs/ hectare approx.

This convinced fully for the suitability of the prices they are charging for their flats.

But my own observation was that -
i. the maps in their brochure do not actually tally as per convention of super and built up area ratio, although there are no such exact defined rules. They are a bit less... may be a marketing trick or so.... which will be revealed later.

ii. The brochure is too good and costly.

iii. The construction has not started yet, so may be the Mahagun do not have the final map approval (the probability increases as they do not also have any nationalised bank providing loan at this point of time).

iv. Indirapuram and Vasundhara is just nearer to the site, so one may feel not to shed too much money for investing in Noida, then looking for better opportunity in the former two.
