Question query reg. calculation of super area, plinth area, carpet area.

Hi! Am an architect assisting my client to lease a commercial space for a cineplex in a mall. We are finding the concept of carpet area, super area, plinth area very confusing. Also some include walls, ramps in saleable area. There is no standard system in this.

Also in different states, people charge differently in the name of non exclusion of stairs, exit passages in FAR or covered area.
Can you please clarify on this or suggest some readings/references on this? Please advise.
