Default Sobha launches first integrated township in South India’s

Sobha Developers Limited (SDL) Chairman P N C Menon, announced yesterday the setting up of south India’s first integrated township, around a manmade lake, near Thrissur, Kerala.

The 55-acre, 3m sq feet, sprawling Sobha City surrounds a 6.5 acre lake, perhaps the first of its type in the country. The living quarters are divided into villas and four-room and three-room apartments, with a plinth area of 4,000 sq ft, 3,000 sq ft and 2,100 sq ft respectively.
The current project targeted the upper middle class segment, including the NRI community. The villa is priced at Rs 20m and the apartments are in the range of Rs 7 to 8m. With all integrated facilities in a decongested environment away from the city hub.

The city strikes a fine balance between residential- 78 per cent - and commercial buildings-22 per cent. Located on the Thrissur – Guruvayur highway, the project cost is estimated to be approximately Rs 8.5bn and aims to complete by May 2011.

Tier II cities offer tremendous potential for real estate development.
Sobha City is our effort to fulfill aspirations of people and will be able to generate substantial employment opportunities for locals apart from attracting investments in the region.

Project highlights:
-The lake with a 10-metre wide walkway, residential space with 25 villas with vernacular architecture, high-rise residential blocks with 423 three-bed room and 216 four-bed room apartments, a 40,000-sq ft club house and a world class business hotel with 6 floors reserved for corporate offices.

-A global mall, entertainment centre, centrally air-conditioned mall with food court, restaurants, underground parking, 4-screen multiplex, amusement park, gaming arcade, multi-specialty hospital offering 24X7 advanced healthcare facilities, ayurvedic spa and herbal baths.

Similar integrated townships are proposed in Kochi also, extending the SDL group coverage to 26 cities in the country. Sobha with its unique business model of backward integrated-setting up subsidiary production units- is the unique model that’s been responsible for the success of the group. Sobha Developers got listed at BSE and NSE on 21 December 26, 2006 with a record premium of 73.63 per cent and the first year results are being announced in couple of days.

Hello Rashmi,

What is the status of this city as of date. How far they have progressed.


What is the scope of big projects in small towns like Thrissur? do you foresee any great future?

Do you have any hints on the credibility of "Shobha Developers" in the past? If yes, please share them in the forum.
