dear all. We hear unbelievable amounts of rumours in the Real Estate market in India. But between maintainance fees, hidden costs, carpet area/square ft area ratios etc, the market lacks true transparency. Therefore, in the interest of helping Everyone, I am trying to compile a table for all the top cities and suburbs (delhi, gurgaon, bangalore, whitefield, mumbai/navi mumbai, chennai, hyd, pune).
For the table, i want to know what the full rental cost is (except for taxes). I suggest that for each city which we know, we write down information that we know (no guessing please), for different locations. I'll start with what i know about guragaon. Residential - Gurgaon / DLF A Class (known builder, full power backup etc) - 2 bed = 20-25k permonth 3 bed = 23-35k permonth 4 bed = 35-45k permonth (little unsure of this) B Class = (no power backup but socitey/block of flats with security) 2 bed = 10-20k 3 bed = 15-25k C Class (no power backup, and a little further away) 2 bed = 8-15k 3 bed = 12-20k Commercial - Gurgaon /DLF A class building (cyber greens / global business park etc) Rs 125 sq ft + Rs 20 maintenace. 40-45% Super/carpet area. So total cost = Rs 265 /sq ft for carpet. Range is about 250-300 rs sq ft B Class building ( sector 44, A class in udyog vihar, sector road etc) = 150-250 rs sq/ft (Carpet area) C Class building (towards sohna road) = Rs 100-150/sq ft A class market = Rs 100-150 rs/sq ft (Carpet Area) (Galleria/Qutab/dlf market) B Class market = Rs 70-100 / sq ft (sector road, udyog vihar) C Class market = Rs 40-70 / sq ft (HUDA markets, individual properties in Udyog Vihar) Anybody have ideas about their own cities? I read somewhere that Nariman point is 350 rs/sqft, is that really treu, and is that for carpet area or Super area. I have also heard that big players like microsoft, genpact, convergys get completely different rates. |
