Hello
I recently came across this forum and found it very informative to say the least.. I came across an idea and thought of sharing it with all my friends here.. From the activity on this site , its pretty evident that the members are pretty IT savvy and educated lot. Furthermore most of us are here looking for advice on buying property now or in near future. If we plan to put our property on rent ( due to any reason say job in another city etc) cant we give it a thought of renting it out via fair channels like property sites , forums rather than giving it to the brokers.. These brokers I am sure have tormented all of us at some point of time and this step of ours would surely invoke some correction in the RE market which is infested by brokers. There mightbe concerns that brokers ensure that the tenant is good , but ask yourself how true is that.. Once the broker arranges for the house all he is interested is his commission. By letting out our property through sites ( i.e. removing brokers) we would be setting a good precedent for market correction. Remember we might not always be owners or staying in our own homes ( say in case of job shifted to another city).. May be I am being too utopian... Eagerly awaiting comments.. |

Infact people are using .com, magicbirck and other property portal. I used and the same reason you mentioned but look what happened. Soon after posting my ad. - similar multiple ad. appeared on the same site obviously by broker. Now that broker will surely going to get some call. He will call me too telling he got a party. He can even forego his commission and just charge from tenant in case you insist that you want direct party. Ultimately even after taking pain and showing to many Direct individual deal got fixed thru dealer only. It didn't affect me as I didn't pay commission but it did affect the tenant and I feel sorry for that. My observation - 1. When people move to new city they are very apprehensive and ignorant of the area. Some how they feel it quick and more confident landing up at a broker office who shows them 4-5 flat in a day time. 2. If we do our little home work thru Internet before going then this can surely be avoided. 3. I would say you are going to get good result from the forum related to your job, profession and networking with friend rather then pure property site. r |

Glad that some one agrees with my thoughts on this menace.. I think a very good idea to demarcate owner posting from broker posting could be to give the address and contact detail of the owner ( say email). Brokers normally never give out the property address from fear of the prospective tenant approaching the landlord directly. If we start giving out our property address and contact details then brokers would surely be bypassed. As a matter of fact the sites could insist on individual owners to post their address and in case some broker cheats by posting as an individual with fraudelent address , he could be blocked or black listed.. Again a thought !!! |
