Unitech Mall - Bangalore. Query - Indian Real Estate Forum

Hi,

Unitech is coming up with a Mall in Bangalore. The Mall is said to be ready in 2.5 years from now (ie, around Jun 2013). The upfront prize for a 850 sq.ft shop is Rs.51 Lakhs and the rest of the amount (7.7 Lakhs plus registration charges) to be paid at the time of possession. However, 12% assured returns is guaranteed by Unitech.

Please provide your suggestion on this kind of an agreement, the risks involved, your own experiences etc. It will help me make a decision.

I have come across this, and now the offer is 10% guaranteed return. Is this a good idea? Please let me know

Is the cost still the same....that is to say are the rentals of which to calculate the return the same as last year.

For how long is the 10% guaranteed, will they also assist in leasing.
