Hai,

i am planning to get a flat at nanmangalam in chennai.plz tell me about the documents to be verified before buying a flat.

All the title documents pertaining to the property has to be verified the geneology of the property has to traced to the extent.
All the revenue records of the property has to be thoroughly scrutinised.
Encumbrance certificate to be applied for 32 yrs.
Check out whether power of Attorney is given by the owner of the property to his relative or stranger since POW will not reflect in EC.
Interview with neighbours regarding the property
property should be duly measured by a liceensed Surveyor
other incidental docs relating to the property should also to be seen.

Hi advocate chennai,

Does the same rule applies for agricultural land too.
My question is regarding selecting the advocate ... any local lawyer where the property is located will do the job or one should be cautious about local lawyers as they might be working along with the agents and other vested intersts.
