well it is true that customers should be aware of their right to check for the legality of the project and property that they want to buy.

but if all builders refuses to show their legal papers or approved maps then what should a customer do, should he drop its plan to buy.

one more problem is that, every person who wants to invest in real estate is not so knowledgeable to check that the papers which the builder is showing is authenticated or not.

Here comes the real dilemma is that RTI act is not applicable to private companies so suggest some measures which customers can take to know the real picture of Projects run by private players.

Is there any way out to take action against the private builders and developers who refuses to show their original papers.

Ya its really a mater of concern and thats the reason I was advocating the necessity of a Real estate Regulatory authority in another thread "Why dont we have a regulatory authority in Real Estate" in real estate Ethics.

Did u see the news that CREDAI is starting some regulatory type of services. They are coming with some "out of the court settlement" services

Hey guys,

my family is planning to go ahead with booking office space with Amprapali at the greater noida IT park.

My concern's are,

1) How can we confirm if the project is sanctioned. and if needed to verify who do we verify with Noida authority /banks etc !?

2) The papers that they show us for being sanctioned, how do we know if they are authentic ?

3) Can we call banks to find out of they are sanctioned ?

4) if the project is in contruction phase is that automatic proof that everything is in order ?
