Hi All,

I am looking for your guidance related to builders Floors in Indirapuram, vaishali and other good localities of ghaziabad...

In my budget of Max. 30L and requirement of 2BHK ...

1) what are the area which i can opt for
2) whether to go for builder floor or not
3) what are the good buiders
4) what should i look upto while i am looking for buider floor ...

You may get a Builder Floor in Vaishali . 2BHK may be available in many sectors at around 32lac. But all sectors are not equally good. Sec 2 is the best just because of its location, as it has 7 malls surrounding it, and it is the closest to all the roads incl NH24.

Also look for the SEcond Floor with roof rights as, GDA might permit third floor in Vaishali. So the people having roof rights can sell the floor and earn or build another floor on their own.

Your Choice.

But Power situation in Vaishali, and in whole of Ghaziabad is very poor. Though NOIDA is also not good wrt power situation.

Infact in 32 lakh you can easily get 3 BHK in IP. not sure of Vaishali, but IP yes.....
only problem there is of electricity, for which you can always have invertors or generators.....
you will get semi furnished with modular kitchen, wardrobes, lights and fans...so that is additional.

1) What SQFt area i can get in vaishali and Indirapuram in 32 lakhs..
2) what are the areas in Indirapuram which is gud to take builder floor..
a) in tems of appreciation
b) in terms of living standard in nearby area in all ambience ?

You can get around 1100-1200 sq ft in IP.
You should go for Shakti Khand 4 or Gyan Khand 1. SK4 is near to Shipra Mall and DPS where GK1 is near to Vaishali and metro station
Appreciation wise also I think GK1 should be better being near to Metro

In terms of location, i would suggest Niti Khand. Best in IP.

I suggest that you spend few days roaming within Vaishali/ IP, get a feel of the area, see some floors (most under construction floors have sign boards hanging with contact numbers). Do not try to arrive at some decision based on knowledge here.

Check 99acres, maakan etc. to know pricing trends of floors.

Absolutly correct....goto IP and Vaishali, roam around and get feel and rates and take your decision......

The info you gave is correct... i would like to know is there any reputed buiders... in terms of quality of construction... whcih cannot be judged
when we just go an see a semifurnished house... Please through soem light on this.Thanks

This information even I won't be able to provide, but when I was looking for the Builder floors in that area, I saw atleast 20-25 floors. What I could infer was quality wise more or less all the builders were same.....
There are few issues that you can never say will happen or not...like seepage, blockage in pipes etc, whci can happen with anyone and infact I have seen this in Societies flats also...
Although it is based on personal choice but I would suggest few things...
1.) Go for builder floor which is single on each floor instead of Builder
flat which are around 4 on each floor.
2.) 2nd floor is better option as far as light, air and roof rights are
concerned. These may be 1 lakh expensive but are worth it.
3.) Most important...don't go by what area Agent or builder is quoting.
Take a measuring tape with you and measure the sizes of rooms,
kitchen etc. This will take 5 min but will give you exact idea about the
loading. This is possible in builder floor as they might not be completed
but atleast structure is there, so u can measure the sizes.

Yes....Talk directly with builders..if you avoid agents, you will save at least 50-70K.

Parking is a big problem in floors. Go for a floor which is located on wide road.
